On A Personal Note


Well, school is back in session.  Summer fun time is over.  But, that means you now have plenty of time to look for and buy a new home!  Often people think Fall and the end of the year is not a good time to buy.  Not true.  Generally there is less competition in the latter part of the year.  And the best time to buy is never in the future.  The best time is five years ago!  Or ten for that matter!  I often talk about the steady decline in the amount of homes for sale and average prices.  Let's put that into perspective for Lake Norman.
 
August 2014 vs. August 2019
  • Average single family home price - $484,569 vs. $545,548.
  • Average condo & townhome price - $198,306 vs. $270,971.
  • Average waterfront single family home price - $815,547 vs. $978,742.
  • Average waterfront condo & townhome price - $239,353 vs. $314,165.
  • Number of single family homes for sale - 1,066 vs. 791.
  • Number of condos & townhomes for sale - 103 vs. 90.

Think Interior Design to Lift Your Spirits

 
As any fan of HGTV shows can tell you, the final design of a remodel not only looks great, but it also feels wonderful. That’s because interior design is not just about what you hang on the walls or the color of paint you use. It’s about the flow of the room and how the elements of the space all fit together.

Wikipedia offers this definition of interior design:

Interior design is a field within environmental psychology. It is about the study of how environment affects the behavior of inhabitants, with the aim of maximizing positive effects.

For instance, interior design studies have shown that crowded environments—like low income high-rise projects—contribute to violence, while harmonious spaces can make people more peaceful. That makes interior designers part artist and part social engineer.

Interior designers are found in corporations, architectural firms, urban planning, real estate (staging), and private consulting. Those choices make interior design a flexible career with great income potential—just in case you're thinking about a career change.

If you’d like to redecorate your home, you can hire an interior designer. Most charge per hour, from $50 to $200 per hour, in addition to the cost of furniture, artwork, etc. Some charge by marking up the price of the decor they use. Google “how to hire an interior designer” to get advice.
 

Down-to-Earth Wealth Advice from the Super-Rich


If you’re like me, you’re always interested in improving yourself and your family’s situation. The following snippets of advice are some of my favorite reminders about the basics of building wealth that even ordinary people like you and me can use.

You Don't Have to Game the System. Billionaire Warren Buffett made his investment fortune on the fundamentals: focusing on companies with strong annual cash flow, and choosing companies that aren't at risk of technical obsolescence. Buffett spent the early part of his career investing in insurance companies. It's not sexy, but it worked.

Simplify Your Life. Carlos Slim, a Mexican business magnate, was ranked as the richest person in the world from 2010 to 2013. He has lived in the same house for more than 40 years. Constantly pursuing things you don't need puts you on a financial treadmill, not an upward escalator.

Save to Invest; Don't Save to Save. According to author Grant Cardone: "The only reason to save money is to invest it. Put your saved money into secured, untouchable accounts. Never use that money for anything, not even an emergency." He adds that this will force you to increase your income, which is, of course, another key to wealth.

Use other people’s money. According to self-made millionaire Steve Siebold, those with money aren’t afraid to fund their future using other people’s funds. “Rich people know not being solvent enough to personally afford something is not relevant,” Siebold writes. “The real question is, ‘Is this worth buying, investing in, or pursuing?’

Own real estate. John Paulson, multi-billionaire real estate investor says, “If you don’t own a home, buy one. If you own a home, buy another one. If you own two homes, buy a third. And, lend your relatives the money to buy a home.” Owning real estate is the easiest way to use other people's money--in the form of a mortgage.

"How much should we clean, repair, or stage before our first meeting with the Realtor?"


This is a great question. The answer is fairly simple: call me before you do anything. I'm going to be able to lay out a price range based on comparable home sales from low to high, no matter what condition your home is in. Then I can recommend a plan of attack to get the best price possible.
 
You only have so much time, money, and energy, so you want to put it into the places that will give the biggest bang for your buck. It can be a just a little or a lot of work, depending on your home's condition. I can recommend house cleaners and organizers, painters, a handyman, and so on to help. But I can also tell you where to stop...were your return might not be worth the cost to fix.

The Kid’s Coming Home

 
A father calls his son who’s moved out of state and says: "I hate to ruin your day, but your mother and I are divorcing."

The son cries out, "Dad, what are you talking about? You can’t divorce Mom after all these years. That’s crazy."

"It may be crazy, but I’m going to tell her this week, on Thanksgiving. It will be the last one we spend together."

Frantically, the son says, “You are not getting a divorce. I’m going to fly out there first thing tomorrow and talk some sense into you. I don’t care if it is Thanksgiving, I’ll get there somehow. Don’t do anything until I get there!”

The man agrees, then hangs up and turns to his wife with a smile. "OK,” he says. “He’s coming for Thanksgiving, and paying his own way. Now what about Christmas?"
