Downtown Kemptville Digest - September
 
Well, the fall has officially descended upon us. Cool nights, warm days and everything in between means you never know what to expect from one day to another. That's kind of like what we're trying to do with our Downtown events. Our Events Committee is attempting to mix things up a bit and trying different things in order to showcase the diversity of our Old Town Kemptville (OTK) BIA business community to a wider audience of people.

Case in point was "Not Just Ladies Night" that happened on Friday, September 13th. It was the first of its kind and by all accounts was a smashing success! Over 125 visitors descended on Downtown and sipped and snacked their way through a wide range of shopping, creative and mystical experiences. It was a near perfect showcase for our special "Old Town" blend of extraordinary people, interesting places and uncommon things. It was such a big hit with visitors and businesses alike, that both groups are already asking when the next one will be.

Coming soon, we will be have a Business Boot Camp Workshop Series, where we'll show you how to create your own customized business plan, how to create a customized cash flow plan (both of which you'll need to apply for private and government funding) and we'll even give you a chance to pitch your ideas to a panel of potential funders. We'll be partnering with the Leeds Grenville Small Business Enterprise Centre and the facilitator will be Karen McDonald-Hurley of the Opportunity Group. Karen conducted the business plan workshop at the Rural Summit in April to rave reviews from attendees, so we're excited to have someone of her calibre leading these workshops. Watch for more info on dates and times. If you're a current business owner looking to expand or re-focus your business or if you're a future entrepreneur (or know one), you won't want to miss this!

In late November and into December, it will naturally be all about Christmas. We are excitedly looking forward to our annual Old Town Kemptville Christmas event, which will be happening on Saturday November 30 this year. We're also going to be trying something new this year during the month of December. Stay tuned for more information about that as our Events Committee kicks into high gear!

We are truly excited to announce that our BIA Board of Directors voted unanimously to offer another contract to Megan McDonald to continue her work on the Digital Main Street (DMS) program helping our Downtown businesses to offer them advice and tips on how to improve their online presence. She can also help businesses qualify for the DMS grant of up to $2500. Megan helped generate $17,500 in grant funding during her first contract, so we're excited about the potential for her helping more of our Downtown Kemptville family members to qualify for more grants. Help us welcome Megan back to Old Town! Finally, we've got some old news that is new again! The Community Improvement Plan (CIP) has been re-newed for another year. If you're a property or business owner in the BIA footprint or the Rideau Sanders "Triangle", you may be eligible for grant funding up to $5,000 for facade, signage and landscape improvements. See the poster further down in the newsletter for links to the application and more details. This is an excellent opportunity to help beautify the Downtown and add value to your business or property. We can NEVER thank all of our volunteers enough for all of the incredible work that they do for us in Downtown Kemptville! Our events would not be as much fun or as impactful for our businesses without the tireless work of our BIA Board of Directors, our Events Committee and the rest of our Friends of Downtown. The countless hours of outreach, meetings, behind-the-scenes work and running around that our volunteers do for us, is truly remarkable. For now, we'll start by saying a great big "THANK YOU" for all that you do for the OTK BIA, the businesses, the property owners and our partners & stakeholders! HUZZAH!



 
ATTENTION DOWNTOWN PROPERTY AND BUSINESS OWNERS!

The Community Improvement Plan (CIP) offers a suite of financial incentive programs to stimulate the revitalization of private properties in the Rideau-Sanders-Prescott CIP district.

The development of the Rideau-Sanders-Prescott CIP represents another positive step towards achieving the Municipality’s community development goals and working with community partners to create a vibrant and dynamic downtown core which offers all of the services and features it needs to be a major draw for both residential and commercial growth.

The Rideau-Sanders-Prescott CIP lays out a program through which the Municipality can encourage the maintenance and redevelopment of commercial and residential properties in the Community Improvement Plan District. The Plan also provides a framework to support the redevelopment of vacant, underutilized, or contaminated properties (brownfields).

The application deadline for the 2019 Façade, Landscape & Signage Grant Program is October 31, 2019. Download the Application Form.

The Municipality of North Grenville assumes a leadership role in the revitalization process and, in addition to implementing the CIP financial incentive programs, will continue to invest in the public infrastructure in accordance with the North Grenville Official Plan, Public Works Capital Improvement Plan and the Heritage Design Guidelines. Downtown Community Calendar
Every Sunday - 12pm to 4pm - the Kemptville Farmers' Market happens weekly in the B&H Grocery Store parking lot from May to October. Enjoy the very best from local producers, local food vendors and local artisans.

Third Saturday Every Month - 8am to 10am - the Kemptville Royal Canadian Legion hosts their monthly breakfast at their building on Reuben Street across from Riverside Park. All ages are welcome!

Third Wednesday of Every Month - 6pm to 8pm - the Old Town Kemptville BIA Board Meeting - in the boardroom on the second floor of the North Grenville Municipal Centre. All are welcome to attend.

First Monday of Every Month - 8:30am to 10am - the Old Town Kemptville BIA Events Committee meeting. All interested in Downtown events are welcome to attend.

Every Third Thursday of the Month - 6pm to 8pm - the Kemptville & District Community Association Board of Directors meeting. Hosted at Exit Realty By Design office at 310 Prescott Street.

Murder and Mayhem Walk - Friday October 25 - 7pm to 9pm. For a cash donation to the Salvation Army Food Bank, join us for a Kreepy walking tour of Downtown Kemptville. We'll visit several sites where various murders and mayhem have taken place. We will meet at 7pm at Salamanders Restaurant and finish the walk by 9pm at the South Branch Bistro. Feel free to dress up and bring a flashlight!

Kreepy Kemptville - Saturday October 26 - 10am to 1pm. A free, family-friendly celebration in Downtown Kemptville. A number of Hallowe'en-related activities including Story time with Library Sue, face painting, kids yoga and more will be happening. Treats are being offered to visitors at selected storefronts while supplies last. Dress up the whole family! Children of all ages are welcome. Follow our Facebook page for more information. 

OVCA Ladies Fall Classic - Thursday October 31 to Sunday November 3. Come and see 24 elite level women's curling teams from around the world and across Canada compete on this World Curling Tour stop. Business Boot Camp Workshop Series - Create Your Own Business Plan - Learn how to create a real business plan customized to your vision. Whether it's a new business, you're expanding an existing business or you'd like to organize and focus the resources of for your existing business, this workshop was created for you! Despite considerable efforts by the current and previous Boards of Management, many people still don’t clearly understand what exactly a Business Improvement Area (BIA) is. Let’s review some of the key elements of what BIAs are, what they do, how they work, how they’re funded and what the benefits are of being a part of one.
 
What Are They?
Here’s how the website of the Ontario Business Improvement Area Association defines what a BIA is: “A Business Improvement Area (BIA) is a “made-in-Ontario” innovation that allows local business people and commercial property owners and tenants to join together and, with the support of the municipality, to organize, finance, and carry out physical improvements and promote economic development in their district. Traditionally, a BIA is a body established by a municipality using the specific business improvement area provisions in the Municipal Act, 2001. It is governed by a board of management. In this handbook, the term traditional BIA is used to generally describe such a body. Business and property owners or others can request that a BIA be designated by a municipal bylaw. BIAs are local entities. The legislation states they are local boards. People also refer to the geographic area designated by a municipality for a BIA as the BIA.”
 
What Can a BIA Do?
Local businesses, working collectively as a BIA, become catalysts for improving the local business environment and quality of life of the community. As a legal organization mandated by provincial legislation, BIAs are able to create and manage a budget and, through the municipality, collect a levy from businesses in the area to raise the necessary funds for that budget.
 
BIAs improve their local economies through activities such as:

  • Pursuing street level enhancements, furnishings, beautification measures and other improvements to make the area more inviting in order to attract more local residents and visitors.
  • Promotion of the BIA as a business, employment, wellness, tourism or shopping area through the creation and effective use of marketing materials, events, advertising, social media.
  • Seek out learning & development opportunities, government funding initiatives and other tools that help support the growth of the businesses of their members.
  • Hosting both BIA and community-led festivals and events in the Downtown area.
  • Ensuring community safety through diligence, observance and advocacy.
  • Creating strategic plans for economic development, business recruitment, market research and other improvements on behalf of the members.
  • Building relationships and partnerships with other groups, organizations and municipal government to build a stronger community.
  • Advocacy on behalf of their members as a unified voice on matters that are important to and significantly impact the membership.
How Does a BIA Work?
A BIA is run by a volunteer Board of Management elected from its members. The Board is nominated at an Annual General Meeting and, once approved by municipal council, serves a four-year term concurrent with the term of Council. The Board works on behalf of its members and meets monthly to develop budgets, set priorities, implement & encourage beautification efforts, plan events, oversee day-to-day operations of the organization and promote its member businesses.
 
How is a BIA Funded?
Once the BIA members approve the budget and municipal council approves it, funds are raised through a levy on all commercial and industrial properties within the BIA’s boundary or footprint. Calculation of this levy is based on the proportionate value of each property’s commercial and/or industrial assessment (MPAC). Once the Municipality collects the levy, it forwards the funds to the BIA to manage.
 
What Are the Benefits of a BIA?
  • By creating a vibrant neighbourhood commercial area and marketing it effectively, BIAs can help their member businesses better compete in an age of big-box retailing and online shopping.
  • By working collectively, BIAs can help small “Mom & Pop” businesses increase their chances of success by leveraging the collective efforts, resources, expertise and knowledge of other member businesses.
  • BIAs can also work to protect the best interests of their members when dealing with matters involving various levels of government on a variety of issues.
  • BIAs can be catalysts for civic improvement and significant contributors to the local economy and help improve the quality of life of the greater community.
  • By working collectively with other groups and organizations to help preserve the unique built heritage and natural assets of the community.
