(November start was a winter wonderland!)
 
HAPPY HOLIDAY SEASON!


I can't believe we are at the end of November already! October ended and November started off with a blast of snow storms and high winds! Cooler temperatures and continued snow through the first half of November which allowed Blue Mountain Resorts to open skiing for the past two weekends! month. A new record.

Ted and I were fortunate to escape to warmer sunshine in Mexico this month and this past week I was able to enjoy a wonderful 'Sisters Getaway' for 2 days with my 4 sisters! First time ever! We enjoyed two fabulous nights in the Blue Mountain Village taking in some fabulous Fallicious dining opportunities and mesmerized
 by the fabulous lighting display being set up for the Blumination Dream Trail, which officially opens on Saturday! Be sure to come and check it out. You will not be disappointed!
 

 October was another solid month in the real estate world throughout the entire Southern Georgian Bay region, particularly the Western region, staying with the trend for most of Ontario. Residential sales throughout Southern Georgian Bay showed an increase of 12.6% over October 2018, with a 8.8% increase year to date. October average sale prices for the entire area were up 11.4% with new listings up 15.2%

Real Estate sales activity in October for he Western Region of Southern Georgian Bay was solid as sales activity was up 14.9% over last year, with year to date activity up 11.2%. New listings were up 23% over 2018 which likely is what has contributed to increased sales activity. . Average sale prices across the region were up by 12.5% in September 2019 over 2018, year to date average sales price is up 10.9%.  Residential home sales in the entire Western Region, includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, the Municipality of Meaford, and Grey Highlands.

 Please find stats specific for the areas that I focus on.

Collingwood Average Sales Activity continued to be up, showing a 22.4% increase year over year, with year to date activity up 25.9%. The Average Sale Prices for October were up by 11.4% over 2018, with year to date prices also up by 10.4%. October new listings in Collingwood for were up significantly, by 32.8% over 2018 which contributed to the increased sales activity.

The Town of Blue Mountains October Average Sales Activity was  actually down slightly, by 2.4%, but year over year it is still up by 7.3%. The Average Sale Prices for October was up 10.1% year over year with year to date up by 9.4%. New listings in The Blue Mountains were only up 2.6% over 2018. Overall demand in the Blue Mountains continues to be strong, especially for chalets, single family homes and waterfront properties . 

Meaford Sales Activity for October was on the rise being up 10% last month over October 2018, however year to date sales are still down by 5.2%. The average sales prices continued to climb in Meaford, up 10.1% for October, with year to date also increasing by 11.4%. New listings were up by a huge 47.4% providing more options for Buyers.

Weekend skiing has begun at Blue Mountain with snow guns adding to Mother Nature's snow to get the 2019-2020 ski season underway! Forecast is for colder winter days into December so full skiing should open before long.

The Blue Mountain Village is decorated over the top this year, certainly welcoming the upcoming festive season. If you have not experienced Blumination, you must check it out. Absolutely amazing. I was fortunate to see it being set up this week and it is gorgeous.

October real estate sales in the Blue Mountain Village and surrounding village properties continued to be steady and has been so throughout November as well.  Many Buyers are looking for the added benefits of revenue producing properties that the Blue Mountain Village offers, while still being able to enjoy personal use as desired.  STA (Short Term Accommodation) approved properties around the Village core are in high demand as well, where owners have the option of self managing or going with a rental management company.
