A huge thank you to everyone for making our coffee morning a success! 
On the 10th of October we had a coffee morning to raise money for local charity "Health in Mind". As our nominated charity of the year, we managed to raise a fantastic total of £1,070.00. 

Thank you to everyone who came and contributed, and of course the 1LET team who baked some lovely cakes for the event. 
 
Changes to Tenancy Deposit Regulations in Scotland 

The amended rules for Tenancy Deposit Scheme administrators will speed up the repayment of deposits at the end of a tenancy and ensure tenants are aware of the sanctions available where landlords have not complied with the regulations.  

The amended Regulations will ensure tenants are provided with the appropriate information in order to reclaim their deposit at the end of a tenancy, raise a disagreement over the deposit return and make a complaint if necessary.

The amended rules add an exception to the situations in which a tenancy deposit must be paid into an approved scheme. From 11 November 2019, where the tenancy has terminated and the deposit is repaid to the tenant prior to the expiry of the period of thirty working days from the beginning of the tenancy, the landlord will no longer be required to pay the deposit into a scheme

Things have been really busy over the last couple of months at 1LET and after A LOT of interviews we asked Louisa and Kim to join the PM team.

This month we are getting to know Louisa a bit better. Head over to our blog to see “Spotlight on Louisa”. Next month we will be getting to know Kim.
 
Citylets Property Report 
With broadly the same and uncertain macro-economic environment persisting throughout Q3 2019 as the previous quarter, it is perhaps unsurprising the characteristics of the Scottish PRS were generally consistent. Rents rose 4.1% Year on Year (YOY) overall to stand at £821 per month on average and Time To Let (TTL) remained unchanged at 33 days. Larger 3 & 4 bed properties posted the strongest annual gains at 6.2% and 8.3% respectively driven in part by strong student demand throughout summer 2019 and reflecting new market dynamics introduced by the new PRT.
