The Resurgence of Big Industrial

The industrial market is the strongest its been in years and Weston Consulting is thrilled to be part of many dynamic and job-creating projects throughout the GTA. From a planning perspective, Weston is seeing a resurgence in, and need for, industrial properties that can accommodate large-scale warehousing and distribution centres. These developments are providing a key source of employment growth and a viable land use for large retailers and fulfillment faculties that are needed to service the growing online shopping market. Weston has helped obtain development approvals for two particular flagship facilities this year that, combined, are expected to employ 1,700 people, both of which have been enthusiastically received by their respective communities.
The Panattoni Development Company recently wrapped up Site Plan Approval this past fall on a 1.3 million square-foot distribution centre for Canadian Tire and FGL Sports in Brampton (first image). The facility is now under construction and required multiple Consent and Minor Variance applications, as well as the relocation of an existing heritage farmhouse to facilitate its approval.
DSV Global Transport and Logistics (second image) is a multinational shipping and warehousing company based in Denmark that operates in over 90 countries. It chose Milton as the location for its new North American flagship distribution facility, which will combine the online fulfillment centres of many Canadian retailers. The project was Site Plan Approved in July 2019 and is well under construction.

It was a big year for the Sierra Corporation, as the last few months have seen a flurry of activity on two of their major projects that have wrapped up this year. Weston worked to facilitate development approvals for both the Woodbridge Park project in Vaughan and the Dellwood Park project in Mississauga.
The Woodbridge Park development included complex applications that required the negotiation of shared servicing agreements and engineering strategies between the City of Vaughan, Region of York and City of Toronto. The project includes a total of 249 freehold townhouse units in the vicinity of Steeles Avenue and Kipling.
The Dellwood Park project at the southwest corner of Atwater and Cawthra includes a total of 110 units of stacked back-to-back townhomes that were recently occupied this past fall.

The Mulock Vistas townhouse project in Newmarket recently wrapped up final condo registration and occupancy this past fall.
Weston assisted Falconcrest Homes on this exciting project that included a total of 73 freehold townhouse units tied to a common element condominium road. The approvals included a whole suite of applications, including Official Plan and Zoning By-law Amendments, Draft Plan of Subdivision, Site Plan Approval, Minor Variance, Part Lot Control and Draft Plan of Condo.
We are very pleased to see this new development take shape in Newmarket.

From October 1st to 3rd, staff from Weston Consulting attended the Ontario Professional Planners Institute’s (OPPI) Conference at the Beanfield Centre, Exhibition Grounds in downtown Toronto. The focus of the Conference was on Facing Change and Guiding Ontario into the Next Quarter Century.
The Conference featured:
- A Tech Demo Alley to engage with attendees on how the future of technology will impact the Ontario planning process;
- Lightning Sessions and Interactive 30 and 60 Sessions on various planning topics;
- Mobile Workshops which offered guided tours of various areas within the City of Toronto;
- The OPPI Annual General Meeting; and
- Keynote Speakers including, Greg Lintern, Ramona Pringle and Mikael Colville-Andersen.
Weston was well-represented by staff amongst our industry colleagues with over one-third of the firm in attendance at this pinnacle OPPI event. Weston Consulting was a Silver-tier sponsor of the Conference and engaged in discussions with the OPPI member community and beyond at the Weston silver sponsored booth.
The day provided an abundance of opportunities for learning and professional development and is part of what keeps Weston on-top of the newest insight and trends in the industry. Staff exchanged knowledge and networked with planners and professionals of related disciplines in roles at various municipalities, real estate / land development companies, and other consulting firms in transportation, environmental, and land-use capacities – to name a few.
Weston’s leadership team was appreciative of the efforts of all staff members who attended and provided contributions towards making the firm’s presence felt at the conference. Weston’s involvement with OPPI will continue to strengthen Ontario’s growing community of professional planners.
