SLS Bargaining Agency Monthly Updates

This month's update includes information about SLS activities and information from the November 5 and November 19 Directors’ meetings. Currently, 450 or 67% of the 669 leaseholders at the 13 residential stratas in False Creek South have joined the Society.  Six of the 13 residential stratas have membership exceeding 75%.

Engagement with the City

In the October update we noted that it will be important to set out a schedule that demonstrates City staff's commitment to seek whatever mandate it requires from City Council in a reasonable amount of time, and to then complete lease renewal negotiations in a timely manner. We proposed meeting with City staff twice a month beginning the week of November 18 until such time as Council direction is in place.  We advised the General Manager that we placed great value on him staying directly involved in the meetings and consider it critical to ensure a productive outcome.
 
Disappointingly, the response was that the schedule would be as the City had set out, with just three information meetings by the end of February, with no commitment for senior management to attend the meetings, nor to the information meetings leading to any further steps.  

We have now written to Mayor and Council setting out the litany of delays by staff, calling on Council to establish the issue of lease renewal in False Creek South as a high priority and to direct City representatives with the authority to negotiate in good faith with the Society beginning in January 2020 with a deadline to resolve matters for Council’s consideration for approval by April 30, 2020.

Society representatives also continue direct or email contact with City Councillors representing three parties on City Council.

Society Member Support

The Directors had the Society’s legal counsel write to the City, calling on the City to refrain from making or discussing lease modification proposals directly with Society members in Harbour Terrace or elsewhere during the currency of the agency agreements.  Further, to withdraw the publications provided by the City to Realtors, pending their review and revision to more accurately describe what is known, and not known, about determination of lease end value. 

The Society Annual General Meeting (AGM) will be held on Tuesday March 31, 2020.  Details about the meeting location, agenda and an electronic registration invitation are forthcoming to Society members at least 14 days before and not more than 60 days before the meeting.  Directors have been asked to conduct an informal process to identify a Director and Alternate Director for each strata prior to the elections that will be held at the AGM.

Supporting all the above noted activity, SLS Directors met on November 5 to review the meeting held with the General Manager of Real Estate and Facilities Management and discuss the creation of historical testimonies from original leaseholders.  You can read the minutes from this meeting here.

SLS Directors met on November 19 to review discussions with City staff and Councillors and committed to the preparation of a strategy to present at the AGM, should discussions with the City not be moving forward. You can read the minutes from this meeting here.

Next SLS Directors Meeting 


The directors met again on December 3 to discuss and consider all communications, legal and Council and staff liaison options and will reconvene on January 7.
