President's Message

Dear neighbors,

Happy New Year and New Decade Oakbrook Residents! With the calendar flip to 2020, Oakbrook enters its fifth decade, the neighborhood construction having been completed in 1980. Energized by the November annual meeting and the great comments, concerns, and feedback the HOA Board heard there, we are beginning this year with several specific goals to represent and amplify your voices, maintain physical aspects of the community, and bring value to residents:

• Community Representation: At the Annual Meeting, residents in the southernmost sectors of Oakbrook adjoining Oakbrook Shopping Center (no connection to the HOA Board or Neighborhood other than proximity) are alarmed by a business application for Hob Nob Dog Day Care to take over and expand the commercial building currently housing 3 Margaritas Mexican Restaurant. Our residents are specifically alarmed by the applicants' statement of busy hours from 6:30-9:00 am and 5:00-7:00 pm both regarding traffic congestion and barking nuisance, as well as the potential for up to 150 dogs to be outside and barking from 6:30 am to 7 pm every day. More information is at littletongov.org, click on “Development Activity” and search “Oakbrook Shopping Center.” This matter is before the Littleton Planing Commission on Monday, January 27th at 6:30 pm. I will be there representing the voices of Oakbrook citizens against this business application. As a matter of course, the HOA Board does not  per se take specific positions on business applications adjoining the neighborhood, but does represent and amplify the voices of neighborhood citizens at City of Littleton  meetings. The Board has received many negative reactions to this business application and no positive ones.

• Physical Maintenance: The Board, with volunteer labor, is slowly working through the intersection signage remodel at Dry Creek and Logan on the north side of the neighborhood. The job involves purchasing, leveling, and laying retaining wall bricks, laying weed barrier, and gravel. The task will be completed as temperatures and snow cover permit. Additionally, Dumpster Days are a regular event now. Our next Dumpster Day is planned to start January 28th on East Kettle Ave adjoining the small park space. The Board continues to maintain the grounds of the RTD bus stop at Mineral and Lee Gulch Trail under the RTD “Adopt A Stop” program. And speaking of RTD...

• Value to Oakbrook:  The Board has explored RTD’s Neighborhood EcoPass, an extremely discounted all-access transit pass for every resident for all RTD buses, trains, and FlexRide services. We will canvas interest sector by sector in Oakrbook, as every house in a given sector has to participate (at $175 per house per year for all residents in that house for the first year) and be an HOA member to get the benefit. Compare that cost to the full retail cost of $2400 per person for 12 monthly passes with the same access. We will continue Summertime Food Trucks, always a very popular event. Those will start in May.

Winter is officially here, and winter weather is inevitable. Please make sure you are timely in removing snow from your sidewalk and driveway within 24 hours of a snowfall.

Another reminder to place your trash and recycling bins on the street next to the sidewalk -- not on the sidewalk itself. Please put your bins away in your garage or behind a fence when your waste removal is complete.

More Dumpster Days Coming Soon


Last year, we had some kinks to work out with the city's new permitting process resulting in fewer dumpster days. This year, we're glad to say you can expect more dumpster days coming soon.

Oakbrook will host a large roll-off dumpster or two for several days in convenient locations within the neighborhood. Take advantage of these opportunities to dispose of large items at no additional cost to you. Your dues payments help make events like this possible.

Our first dumpster of the year is coming at the end of January. Check our Google Calendar for additional dates (yet to be determined) and keep an eye out for announcements on our Oakbrook Neighbors Facebook group or NextDoor.

Looking to lower your trash pickup rates? Remember that Oakbrook HOA negotiated a special price with Waste Connections of Colorado. Call 303-288-2100 and ask for the Oakbrook deal when you set up your service.

Littleton Planning Commission Meeting Re: Hob Nob Dog Day Care Business Application

Some Oakbrook residents have expressed opposition to the possibility of a new dog daycare which may open in the Oakbrook Shopping Center that neighbors Oakbrook. Find more information at littletongov.org, click on “Development Activity” and search “Oakbrook Shopping Center.” This matter is before the Littleton Planing Commission on Monday, January 27th at 6:30 pm. Show up to share your thoughts on the matter.

Dumpster Days

Our first Dumpster Days of 2020 is planned! The HOA pays for these dumpster days with support from your annual dues payments. Please remember that over-filling the dumpster may result in fines and additional costs that could limit our ability to continue providing this service. Be considerate in your use of the dumpster to maximize the amount of space available, and avoid disposing of hazardous materials or loose yard waste.
When: Starting January 28 until the dumpster is full

Littleton District 3 Meeting

Council member (and Oakbrook resident) Carol Fey will update you on the city’s long-term street repaving plan, possibilities for city-coordinated waste pickup through individual contractors (the city will NOT be in the trash biz itself), plans to update zoning code and the city charter, and more good news about the High Line Canal and its trees. There will be coffee and goodies from Manna Bakery. Hope to see you there!

Donuts with the Easter Bunny

Oakbrook Neighborhood Garage Sale

Our annual neighborhood-wide garage sale will take place in May. As you get into spring cleaning, set aside gently used items to sell from your garage, driveway, or front yard during the Oakbrook garage sale. Look for more details, including the dates and participating homes, on NextDoor and in our Oakbrook Neighbors Facebook group.

Around the House

It’s been a slower year for home sales in Oakbrook. 20 homes were sold in 2018 but only 16 sold in 2019. Prices have held steady year over year. In 2018, 6 homes sold for more than $500,000, and the remaining 14 sold for more than $400,000. The median price was $465,000. In 2019, 3 homes sold for more than $500,000 and the remaining 13 sold between $400,000 and $499,999. The median price remained $465,000. 

This is the final floor plan in the Around the House column. If you missed previous newsletters addressing your model, please drop me a line at comitchell@msn.com, and I’ll provide the floor plan and remodeling ideas you’re interested in. This edition will focus on the Wellington model, the tri-level with 4 bedrooms on the upper floor. Over the years, I’ve had the pleasure to view the interiors of several homes in Oakbrook. Listed below are some of the changes I’ve seen made to this model. Happy remodeling!
  • Remove wall between the kitchen and living room and install a breakfast bar counter-top.
  • Move the refrigerator to the stove location.
  • Install a cook top in the counter-top facing into the living room.
  • Extend the counter-top into the living room to create a space for bar stools.
  • Open the dropped ceiling in the kitchen by continuing the vaulted ceiling over the newly opened kitchen area.
  • Install a kitchen island.
  • Replace the window in the kitchen nook with french or sliding glass doors to the backyard.
  • Add cabinet doors and inside shelves to the wood storage bin next to the fireplace to store games or media equipment.
  • Relocate door into master closet and close up previous doorway.
  • Remove wall separating toilet/shower and sink in master bathroom.
  • Expand size of the master shower.
  • Relocate the master bathroom sink to the wall where the doorway to the closet was previously located.
  • Install tub where the master bath sink was previously located.
  • Reinforce the main beam in the garage and remove the pole in the center.

2019 HOA Dues Update

Remember our Homeowners Association dues are just $35 per calendar year. 

It's important that each of us contributes so that the HOA can continue and improve efforts to keep Oakbrook a great neighborhood. Your dues help fund community events and covenant enforcement. Plus, dues-paying homeowners are eligible to win prizes in Oakbrook contests, like the annual Holiday Lights competition and the annual Pride in Oakbrook contest.
