ACC Application Process
 

Our ACC Application process has been changed. Effective immediately ALL applications must be mailed to Green Acre Properties as instructed in the ACC Application.  A new team of Board Members, will review the applications. Applications are no longer being accepted at the clubhouse for review and approval. 

The ACC Committee meets 30 minutes prior to each Board meeting.  Residents are welcome to attend. The OFFICIAL Paint Book and applications are still located at the Clubhouse.

Need a Notary?

We have you covered!! For your convenience we now have a Notary on Staff at the Clubhouse and is available Monday-Thursday, 8:30 am to 3:00 pm.  We recommend you call ahead.  *There is a fee associated with the service.

Painting Driveways

In April 2014 the Board of Directors addressed the issue of cracking driveways. In lieu of replacing driveways the Board approved painting of driveways and lips. However, homeowners are limited to painting only their driveway  - not sidewalks. 
The only paint color that was approved for this project is Home Depot/Behr Premium/Concrete & Garage Floor Paint/PFC-67 Mossy Gray. No other color will be approved by the Architectural Control Committee (ACC) AND you must submit an ACC Application for approval prior to painting.

REMINDER *** All change to the exterior of your property requires permission from Architectural Control Committee (CDD).

In preparation of your application – please read the instructions and provide the required information. Applications are being submitted that do not include photos, plats, and specific color scheme numbers from our new paint book etc. **
All paint selections MUST come from the same Color Scheme.  Please indicate the Color Scheme you have selected on the ACC Application.  No exceptions.

 Violation Notices 

If you receive a Violation Notice please return them to our Property Management Company, Green Acre Properties, as instructed in the notice. Do Not leave them at the Community Club Office. Thank you!

Short Term &  Air BnB Rentals
West Meadows Residents – Volunteers Needed
Most of you may not be aware that there are multiple short term/air bnb rentals operating throughout our community. Our documents currently do not provide us the leverage required to prohibit these rentals.

An Amendment Committee has been established to work on passing an amendment to our documents that would eliminate these rentals.
To amend our documents we need 711 YES Votes from the community, most likely requiring a door-to-door campaign to obtain these votes.

We need as many volunteers as possible to expedite this process. Please consider helping us to resolve this short term/air bnb rentals by volunteering. Please submit your contact information to Kevin Krueger by emailing him HERE  to help with this endeavor.

Issues relating to the residential portion of our community (HOA) – please contact our Community Association Manager (CAM) Kevin Krueger by email HERE or call him at 813-936-4118.

Issues concerning our clubhouse CDD, contact the clubhouse at 813-977-1160.

Please DO NOT call the clubhouse concerning residential issues.

REMINDER - 
NO Overnight Street Parking

Overnight street parking is becoming a problem and is totally prohibited. Vehicles are subject to towing. Boats, trailers, RV’s and other storage containers are also not permitted to be parked or stored upon any street, sidewalk, driveway in West Meadows unless completely screened from the street.

This has become a serious problem again. Towing maybe the only solution, so be aware.

Street Light Outage

We need your help by reporting all street light outages to TECO. It’s easy – just go online to TampaElectric.com, click Menu then Report a Streetlight out. It only takes a few minutes and it will help keep our streets and neighborhoods safe.

CLUBHOUSE NEWS

Winter Clubhouse Hours 

Monday thru Friday the Clubhouse will close at 8 PM
Saturday and Sunday the Clubhouse will close at 9 PM 
Gym hours remain - 5 am to 11 pm Sunday thru Saturday
We accept Credit Cards!

The Community Club now offers residents the option to use credit cards for
vending machines, party room rental fees and guest fees.

Lighting Pool Rules!

Our Pool Attendants job is to alert swimmers that they heard thunder and/or there is lightning in the immediate area.

Lightning Plan of Action
According to the National Lightning Safety Institute -  lightningsafety.com

When lightning or thunder is observed All Water ACTIVITIES WILL BE SUSPENDED for 30 Minutes after the last observed lightning or thunder. 
As required by Florida Law.

Membership Cards

 
Reminder you must bring your Membership Card for access to the Clubhouse facilities. Each time you visit the Clubhouse please be sure to tap your card for access even though the gate might be open or someone is exiting or entering at the same time.

If you are entering the facility as a group, each card holder must tap their card to record their entry. This way we know who is a member or a guest.

We appreciate your cooperation.

Clubhouse Guest Fees

 
Residents are reminded about Guest Fees. Each household may have a maximum of 5 guests per day. Guest fees are $2 each or $5 for a family of 5.

 

Clubhouse Party Room Rentals

Rental Information:

  •  $55 - 4 hours
    11 am to 3 pm or 4 pm to 8 pm
    (can be rented for entire day 11 am to 8 pm for $110)
  • All bookings must be made at the Clubhouse. No bookings until checks are provided.
  • Checks are ONLY accepted from residents.
    No third party bookings.
  • Two checks required at the time of booking.
    1. $55 Room Rental Fee
    2. $500 Security Deposit
    Both checks made out to TPOST
  • The $55 check will be deposited immediately.
    The $500 check will be returned to you after the final inspection of the Party.
    UNLESS:
    • Maximum of 25 guests is exceeded
    • Damages are identified in the room 
    • There is alcohol present.
Should any of these issues arise, management will review and make determination of monetary action, on the next business day.

We are still collecting food & donations for the new shelter !!
