Happy Valentine's everyone!
 
It's good to be back in snowy Ottawa after a few glorious weeks in the sun of Mexico.  While we were away, we were lucky enough to have our colleague Wendy Brown look after a few of you in our absence.
 
Here's hoping that our relatively mild weather continues and that the new year is treating you well.
 
The market continues to be hot, hot, hot with very few listings.  As a result, we're seeing some not-so-nice properties going for quite a bit over the asking price often without inspections and other conditions.  That may be ok on rare occasions depending on the type of property, but one needs to be cautious in these deals.
 
People always are asking us for the best time to list - that really depends on the type of property.  The market is quite busy all year these past couple of years, especially with low listing numbers.  But it often depends on how the property shows at different times.  Waterfront or homes with great outdoor appeal show better once you can properly appreciate it in the spring and summer.  Sometimes different neighbourhoods show better when the snow is still covering up certain things. 
 
Don't worry about trying to guess in your case - we're always happy to look into it for you.  Things can be done to make the best of any situation.  We have several properties coming up that are best marketed by waiting until the snow is gone.  And others are pretty well ready to go as soon as the staging and preparation is complete.
 
The biggest news for us this month is welcoming my sister Judy Manherz into the real estate field.  Many of you may have already met her at the last Client Appreciation party.  She took all the courses the past year, passed with flying colours, and has just gotten her licence. Judy knows the city well.  She was an Ottawa police officer for many years and taught Algonquin students Police Services for the past few years, so she probably has a few stories to relate for most any neighbourhood.

The Ottawa real estate market is still going great guns as we start into 2020. Both freehold and condo homes are selling faster and for more money. Interestingly the number of sales of freehold properties dropped by more than 5%.  We'll do some stats on that in a separate post (it's likely related to the very low number of homes for sale that we've been having this past year).  ...read more...
