Steady demand and low supply benefits home sellers
VANCOUVER, BC - March 3, 2020 -  February saw steady home buyer demand and reduced home seller supply across Metro Vancouver*.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled  2,150 in February 2020, a 44.9 per cent increase from the 1,484 sales record an February 2019, and a 36.9 per cent increase from the 1,571 homes sold in January 2020.

Last month's sales were 15.6 per cent below the 10-year February sales average.

Borrowing for Buyers
What a difference a year makes. This time last year buyers were sitting on the fence waiting for a price correction in the real estate market. A 5 Year fixed mortgage rate was around 3.60%. Today the market is moving and a 5 Year fixed mortgage rate is 2.69%.
On March 4, 2019 the Bank of Canada dropped its overnight lending rate by 0.50% to 1.25% (where it hadn’t been since October 2018) due to fears of a deepening economic downturn caused by the coronavirus. This means prime is now at 3.45%, down from 3.95%. Further reductions are expected in 2020.
This is good news for variable rate mortgage holders and those with Home Equity Lines of Credit. Those with variable rate mortgages will see their monthly payments drop by about $24 per $100,000 of mortgage.
Those looking for fixed mortgage rates will also see more attractive rates due to the dramatic fall in Canadian bond yields over the past few weeks.
Here is an example:
A $1,000,000 5 Year mortgage on a 30-year amortization:
A week ago, the rate was 3.09% which correlated to a $4,254 a month payment. 
Today, the rate is 2.69% and $4,042 a month, a $212 a month savings. 
That’s almost $19,000 in interest saving over the 5 Year term!
Interest rate offerings are complicated with insured vs insurable, fixed vs variable, loan to value restrictions, etc.  It is important, now more than ever, to seek the advice of a professional mortgage broker.
