President's Message

Dear neighbors,

Happy New Year Neighbors!

I hope you all had a wonderful holiday season. The Board and I begin
this year with a renewed sense of purpose following our HOA annual
meeting in mid-November. We had vigorous turnout to discuss how
the HOA can best serve the neighborhood , whether as-is, as a
mandatory organization, or through dissolution. We also discussed
the Mineral Fence and other fences backing to public space. By vote,
the quorum decided to continue the HOA as-is. Maintenance of the
Mineral fence was decided to be the responsibility of the individual
homeowners who have those fences on their properties. The Board
recommends that homeowners replacing their fence match the
existing fence style as closely as reasonably possible so that the
Mineral fence continues to have visual coherence, but also recognize
that homeowners are free to do as they please.

Please continue to contact us with idea for charitable and social
events, as well as for service needs. Along with the renewal of our
HOA vision for the next term, we are humbled at the community’s
continued trust in the current board members through our reelection
to another term (or is it a case of ‘tag, you’re it!’). In all seriousness,
we are humbled by your continued trust in our leadership. We also
welcome a new Vice-President and Covenant Committee Lead, Joe
Chalupa. His leadership will be instrumental in re-invigorating our
covenant enforcement (remember to roll in your trash cans!).

Hope everyone in our Oakbrook Community had a very Merry Christmas and enjoyed a Happy and Safe New Year celebration!

As we go into the new year, we have renewed our commitment to assuring our community remains the place you were looking for when you chose this community as your home!

To this end, we want to assure that all residents of Oakbrook, a “Covenant Controlled Community”, know the covenants, and adhere to these Covenants! 

At the annual meeting, at the end of 2018, it was quite clear that the homeowners in our Oakbrook Community do want to maintain this community as an aesthetically pleasing community. Living within these establish rules maintains the “quality of life” this community has enjoyed for many years, not only for the serenity of living in this Covenant Controlled Community, but in keeping the property values high.

We now have a new “Covenant Committee” that is made up of your neighbors, whom have volunteered their time and efforts to maintaining this quality of life! If you're interested in volunteering, you can reach me at oakbrookcovenants@gmail.com.

We urge each resident to be familiar with the Covenants of this community and make every effort to stay within these Covenants as written. The most common violations we have noted: Too many vehicles parked in front of “single family” residence, or vehicles improperly “stored” at residence. You can look up the Covenants for Oakbrook on our website. Please be helpful by following these “rules” for maintaining our community!

Littleton District 3 Citizen Meeting
Join Oakbrook's resident city council member, Carol Fey, and other community members for the first District 3 Citizen meeting of 2019, where there will be a special topic—an explanation of why traffic is the way it is, including Broadway, Mineral, Dry Creek, County Line Rd, and Santa Fe. Feel free to bring other questions and concerns. Coffee and baked goodies will be provided by Manna Bakery. Hope to see you there!

Dumpster Days
A large roll-off dumpster will be available on a pop-up basis for Oakbrook residents to dispose of large items and other household clutter. Start your year off right by getting rid of things that are just taking up space but won't fit in your garbage can. Yard waste not permitted. Dumpster only available until full.

Join the High Line Canal Conservancy at a Community Open House

Your input is needed to help guide the future of the High Line Canal.

The High Line Canal Conservancy, in partnership with Denver Water and local governments, has been working on a Framework Plan to preserve and enhance this treasured 71-mile greenway. The draft Framework Plan is packed with ideas, strategies and plans for revitalizing and transitioning the High Line Canal as a regional greenway. The voice of the community is critical as the Framework Plan progresses to its final form, which will lay out inspiring and practical guidance for improvements. For more information regarding the Framework Plan and community open houses, visit highlinecanal.org/framework.

The HOA Board is excited to welcome Joe Chalupa of S. Pennsylvania Ct. as our newly elected Vice-President and Covenant Committee Lead. Joe is enthusiastic about doing his part to keep Oakbrook a great place to live. He's already taken steps to rebuild the Covenant Committee and held a successful meeting with new volunteers before the end of 2018.

Around the House

It’s been an interesting year for home sales in Oakbrook. 20 homes were sold in 2017 and 20 sold in 2018. Prices have continued to increase year over year.

In 2017, one home sold for more than $500,000, 17 sold between $400,000 and $499,900, and two homes sold for less than $400,000. The median price was $435,000

In 2018, six homes sold for more than $500,000, and the remaining 14 sold for more than $400,000.  The median price was $465,000. 
 

Having a floor plan of your property can really come in handy when planning improvements. This edition focuses on the Fairview model, the tri-level with 3 bedrooms on the upper floor. Over the years, I’ve had the pleasure to view the interiors of several homes in Oakbrook. Listed below are some of the changes I’ve seen made to this model. If you know of improvements made to other models, or other creative improvements made to the Fairview model, please drop me a line at comitchell@msn.com. I’ll include remodeling ideas and floor plans of the other models in future editions. Happy remodeling!

  • Remove wall between the kitchen and living room. 
  • Move the refrigerator to the stove location.
  • Install a cooktop in the countertop facing into the living room. 
  • Extend the countertop into the living room to create a space for bar stools.
  • Open the dropped ceiling in the kitchen by continuing the vaulted ceilings over the newly opened kitchen area.
  • Replace the window in the kitchen nook with french or sliding glass doors to the backyard. 
  • Add cabinet doors and inside shelves to the wood storage bin next to the fireplace to store games or media equipment. 
  • Reinforce the main beam in the garage and remove the pole in the center

It's important that each of us contributes so that the HOA can continue and improve efforts to keep Oakbrook a great neighborhood. Your dues help fund community events and covenant enforcement. Plus, dues-paying homeowners are eligible to win prizes in Oakbrook contests, like the annual Holiday Lights competition and the annual Pride in Oakbrook contest.
