Hello Friend

Welcome 2019!!! And thanks for reading my first Newsletter of the year and as well my first flying solo in my Real Estate Career. 2018 was a year of change both for me and for Real Estate. Looking back and reflecting on last year, we saw our overheated market come to a screeching halt, both as a result of the changes that the government imposed on the market with new taxes, 5 interest rate hikes and as well the changes to the Financing end of mortgages with new rules. Along with that, the Government imposed some new rules as to how we effectively do our business. It has been quite the learning curve for Realtors, but we are settling in and adjusting as well as trying to educate Buyers and Sellers as to the changes.

Below you will see some stats on how 2018 ended up…BUT the real question is what will 2019 have in store for us??? We have just received out Property Assessments and I am getting lots of calls and concerns regarding the new Assessments. I have to explain that Assessed Value and current Market Value are not the same thing- often, depending on the type of market we are in at any given time, we can see properties sell over the assessed value and often times below. Please feel free to call me to discuss or email me too. I would be happy to give you a current Comparative Market Analysis so that you see where you are sitting. As well, keep in mind, these assessments were taken in July of 2018, and things have changed since then.

I always equate Real Estate to a roller coaster ride…it has its ups and downs and is ever evolving.  Financial Real Estate speculators are calling for more of the same in 2019- we are currently in a somewhat balanced market, but leaning towards a Buyer’s Market right now, there is a lot more inventory available then in recent years and some gun-shy Buyers…Please reach out if you ever want more info, I am happy to chat! Fraser Valley housing market slows down in 2018

After three consecutive years of total annual sales surpassing 20,000 units, 2018 saw the Fraser Valley real estate market return to more typical levels for both sales and inventory.

The Board’s Multiple Listing Service® (MLS®) processed 15,586 sales in 2018, a 30.2 per cent decrease compared to 2017’s 22,338 sales and the lowest total sales for the Fraser Valley since 2013. The total dollar volume of MLS® transactions for the year was $11.8 billion, dropping from $15.7 billion sold during the year prior.

Of the total transactions that took place in 2018, 3,866 were townhouses and 4,296 were apartments. Each of those property types saw a significant decrease in sales compared to 2017, with total townhouse sales dropping 25.6 per cent year-over-year and apartments dropping 30.5 per cent.

Three Tips for Keeping Your New Year’s Resolutions

Welcome to 2019! The New Year has officially arrived and with it, New Year’s resolutions! As most are aware, New Year’s resolutions are notoriously difficult to stick with past the first few weeks of January. Stay true to your 2019 resolutions by using these helpful tips!

Write It down in a Visible Location

It’s far easier to abandon a resolution when it’s never visible throughout your daily routine. If you are serious about sticking to your resolutions this year, be sure to write them down in a place that you will look at every day. This could be a sticky note on the fridge, a notification on your phone, or anything in between! Seeing your resolutions on a daily basis puts them at the front of your mind and higher on your priorities.

Let People Know

When you make a resolution, be sure to let the people you care about know! Whether this is your spouse or some coworkers, letting people know can help to create a support system that encourages you to stay true to your goals. Also, you will be far less likely to abandon a resolution knowing that you might face the judging glances of a colleague or loved one!

Make Your Resolution a Part of Your Daily Routine

It can be hard to stick to a resolution when you haven’t made the time for it! If possible, try to schedule your resolution into your week to ensure that it becomes a firmly ingrained part of your day-to-day life. Once your resolution becomes a part of your daily lifestyle, sticking to it will be a breeze!
