January Market Activity Report
DAVIDSON COUNTY
1301 new single family homes hit the market in January. That's 119 more homes than hit the market in January one year ago, a 10% increase in inventory. The number of January closings remained relatively the same with 654 closings in Jan 2019 vs 651 in Jan 2018. The average price at which Davidson County single family homes sold rose by $5705 to $358,763. The number of days these homes were on the market before contract increased from 36 to 42.
Condos: 356 condos were listed for sale in January, up from 289 the previous January. 175 condos closed in January, slightly up from the 169 that closed last January. It took a little longer to sell these condos this year with 44 days on market, compared to 29 days the same month last year. The average price at which condos sold in January increased by $8834, from $242,368 last January to $251,202 this year.
WILLIAMSON COUNTY
713 new single family homes hit the market in January. That's 30 more homes than hit the market in January one year ago, a 4.4% increase in inventory. The number of January closings remained relatively the same with 271 this January vs 274 in January 2018. The average price at which Williamson County single family homes sold was $562,151, slightly less than the $584,969 average price last January. The number of days these homes were on the market before contract increased from 45 to 49.
Condos: 35 condos were listed for sale in January, up from 30 the previous January. 18 condos closed in January, significantly down from the 32 that closed last January. It took a little longer to sell these condos this year with 46 days on market, compared to 37 days the same month last year. The average price at which condos sold in January increased by $5874, from $290,347 last January to $296,221 this year.
Appreciation Trends:
The chart below shows annual appreciation in our area over the last 30 years. The average home appreciation for the 30 year period is 4.7% per year. Only 6 of the last 30 years saw any depreciation at all, most under 1%.
