Most all new construction projects have site registration policies. In the event you have a trusted real estate broker that you intend to have represent you in your new construction purchase; be sure to openly share your brokers contact information with any and all agents you meet at each site. You're best off having your broker attend your first visit to each site. Some site registration policies require the broker to attend the site with the client to qualify for a completed registration. Otherwise, a site agent may inadvertently assume that you're their client. Why is this important to you as a buyer? Builder contracts are complicated. You need your trusted real estate adviser looking out for your best interests and negotiating on your behalf. When choosing to sign in, include your agents name and contact information as your broker of choice. Be informed and move forward with confidence that all parties are aware of whom you intend to include in your transaction.

Why Curb Appeal Matters
Curb appeal is typically low-cost/high-return on investment. Not only does great curb appeal bring more potential buyers in, it also sets the tone for the perception of the rest of the home. Curb appeal shows pride of ownership and a standard of maintenance.
Important items that can make for great curb appeal:
  • Make sure roof and gutters are clear of debris and moss
  • Pressure wash driveway, sidewalk, and entry 
  • Mow and edge lawn
  • Weed flower beds and apply new mulch/bark
  • Trim overgrown shrubs/trees
  • Clean & freshen up paint/stain at front porch & front door
  • Make sure entry door hardware is in good shape & latch/lock operates smoothly
  • Add potted plants at entry
  • Make sure doorbell functions
