On A Personal Note

Hello!  I hope your new year is off to a great start!  I am enjoying the new year so far but I am already looking forward to warmer weather.  I know, we don't really have cold Winters but that 80 degree day we had last week was great!

As for the real estate market, single family home prices took a bit of a dip in January but things seem to be on an uptick. The number of single family pending sales increased 63% in January from what they were in December and the number of new listings doubled.  Condo and townhome prices were up for January so, all things considered, I would say things look promising!

Remember that tomorrow is Valentine's Day.  Don't forget to do something special for that someone special!

As Housing Costs Remain High, Parents Buy Homes To Give Their Kids A Leg Up

As home prices have risen, especially in large cities, the idea of co-buying where multiple, non-married buyers are listed on the sales deed has become increasingly common, according to Daren Blomquist, senior vice president at real-estate data firm Attom Data Solutions. Many of these transactions involve parents helping their kids buy a home. In San Jose, Calif., nearly half (49.3%) of all housing sales involved co-buyers as of the second quarter of 2018, according to a report from Attom.

Other ways parents are helping out:
  • Rather than selling their over-large homes, baby-boomers are holding onto those homes and renting them to their adult kids, or working out personal sales contracts to let them buy those homes.
  • Contributing to their adult children's rent or mortgage, either outright, or in exchange for services, such as elder care.
  • Buying homes outright for their adult children and gifting the homes to them. (Handy parents to have.)

36 Questions that Will Make You Fall in Love with Each Other (Again)

Can simply asking and answering each other's questions make two people fall in love? As it turns out, yes, according to a study published in 1997 by the Society for Personality and Social Psychology, Inc.

To conduct the study, researchers developed an escalating series of 36 questions, then had paired strangers ask each other the questions. There were a few other tweaks, but the process worked so well that at least one of the of the study pairings ended up getting married.

In 2015 those 36 questions went mainstream in an essay published in the New York Times. In the essay, Mandy Len Catron describes her surprising experience of using the techniques from the study with her partner, showing that using the 36 questions can help even long-time existing couples become more intimate.

Why not give it a try yourself this Valentines? Get a copy of the 36 questions and hear a podcast reading of Catron's essay here.

4 Clever Kid Hacks for Parents

  1. Make a table-top hammock for the little ones by tying a sheet all the way around a small table.
  2. Get the kids do chores in a snap...change the wifi password and give it to them only when their chores are done.
  3. Stinky kicks? A dry tea bag in the shoes will help reduce the smell.
  4. Kids won't eat brown apple slices? Preserve the slices and give the kids a little fun at the same time by rubber-banding your sliced apple back together.

Cabinets of Curiosities Part Museum, Part Sideshow

Cabinets of curiosities, were popular in Europe and the Americas between the 1500's and 1800's. Since the term 'cabinet' at that time referred to a room rather than a piece of furniture, cabinets of curiosities were rooms full of curious artifacts. The artifacts included relics and objects from natural history (sometimes faked), ethnography, archaeology, geology, and religion (also sometimes faked). The most similar thing we have today might be Ripley's Believe It or Not attractions in popular tourist destinations.

My Advice

"I think my house is worth more than the price you're telling me..."

It makes perfect sense that a home owner would have their own ideas about how much their home is worth. They've probably spent a while doing their own research. By the time they start interviewing listing agents, they already have an expectation about price.

Then the real estate agent comes along and uses comparable properties to evaluate the likely price of the home as objectively as possible. But an agent hasn't lived in the home and may not be able to see its value from the seller's perspective. That's why it's important to have a dialog with the agent about why they came up with that price and why you came up with your price. Together, you can develop a pricing strategy that makes sense to you.

If you're selling your home this spring, call me for a listing consultation as far ahead as possible.
