12 Spring Home Maintenance Tasks
Save time & money down the road

Spring cleaning is a great habit to get into. Along with cleaning, routine home maintenance is an important task. Keeping your home well maintained will save time and money down the road and also helps keep the value of your home where it should be.

1. Clean the Gutters
This is one of the easier tasks, usually taking about an hour of time. Check to make sure there are no holes in gutters and downspouts and spray with a hose to make sure water flows. Remove any debris that is stuck in your gutters. Properly functioning gutters will protect shingles and keep watering from gathering near the base of your house. Clean gutters also keep mosquitoes, mold and mildew away, which could gather if gutters were full of decomposing leaves and debris.

2. Seal Holes to keep insects & varmints out
Check openings around the foundation, especially where wires and pipes go into the house to make sure there are no holes that insects or varmint could get in. A can of spray foam is the easiest solution for holes and is a very cheap fix. To keep insects out of your house, avoid having standing water and also keep moisture away from the foundation. Hence, the aforementioned properly working gutters and downspouts.

3. Get AC Ready
Change or wash the filers associated with your air conditioning unit. Also, clean the coils and wash the compressor outside, if needed. Trim and clear away any shrubs from the unit and make sure the drain line is clear.

4. Clean your Roof
This is a task, usually best left to professionals. The black streaks on asphalt shingles are caused by algae and eat away at the shingles. A thorough cleaning, keeps the shingles looking nice and maintaining their structural integrity.

5. Power Wash Driveways and Walkways
Another pretty easy and affordable task. By power washing your driveway and walkways, you remove mildew and discoloration, keeping the surfaces looking nice.

6. Make Sure Windows are Sealed
By ensuring that your windows are sealed, you will keep water out and cool air in. Oftentimes, caulking or weather sealing needs to be replaced to accomplish this task.

7. Clean Refrigerator Coil & Dryer Vent
You may not think it's important, but keeping your refrigerator coils and dryer vent clean improves the efficiency of those appliances and also guards against possible electrical hazards.

8. Check Smoke & Carbon Monoxide Detectors
Every level of your house should have at least one Smoke Detector and Carbon Monoxide Detector. Replace the batteries when necessary to ensure they are in proper functioning order.

9. Fertilize the Lawn
Putting fertilizer on your yard helps the grass grow fully and prevents weeds. A bag of fertilizer is very affordable as is a basic push fertilizer spreader.

10. Re-stain & Seal Wood Decks
Wood decks take the brunt of the elements in both summer and winter. By sealing/staining your deck, the wood can withstand the temperature cycles and precipitation absorption better.

11. De-clutter
This is probably the simplest task, but also the most excruciating. We all have more things than we need and getting rid of them is hard, but it's a must to keep your house and garage in order. Clean out and get rid of items that are no longer being used and just taking up precious and valuable space.

12. Organize your Paperwork
Knowing where important paperwork is and having it filed, will help down the road. While filing paperwork you need, dispose/destroy older items/documents you do not need any longer.

Jesse was a pleasure to work with. He gave us solid advice and we were able to sell our house quickly. To be specific, it came back with a bid higher than our asking price on the first day it went on the market! Results may vary.  The entire Penner team is easy to work with, takes care of  business and we didn't have to worry about anything. I would highly recommend Jesse and his team.
