Tom's Tip:
What repairs do I need to make before listing?
  1. Maintenance Items:Making sure there are no deferred maintenance items is of the utmost importance before putting your house on the market. Potential buyers will take note if a house appears neglected and it can greatly affect the potential number of buyers and ultimately the sales price. Make sure items like exterior caulking and touch up painting are complete, yard and flower beds manicured, gutters and downspouts are performing well, fix/replace leaky faucets, make sure light fixtures are working/replace burned out bulbs, windows are clean and screens cleaned/repaired. Also make sure all doors and cabinets are operating well and latches work and repair drywall. Lastly, make sure mechanical features like furnace/AC, hot water tanks, fireplaces and fans are functioning and service/repair if needed or if they haven't been serviced within the last year.
  2. Updates: These items need to be done on a case by case basis depending on market conditions and competition. You want to avoid making repairs you want which aren't necessarily what potential buyers would want. Remember that most non-maintenance repairs will not provide a 100% return on your investment.
