5 Unwritten Home-Selling Etiquette Rules that Can Make or Break Your Sale

Baseball is famous for having "Unwritten Rules," and in the real estate world, this same principle also applies, in terms of etiquette, when selling your home. Following these tried and true practices, many of which are just common courtesy, can help ease the process of selling your home.

1. Don't take offense if your house "needs work"
When your listing agent suggests some fixes, tweaks and updates, even before listing the house, don't get upset. They are trying to ensure your house is in tip-top shape to sell as quickly as possible and for as much profit as possible, by creating a welcoming environment for potential buyers.

2. Don't view low-ball offers as insults
A potential buy may make a "low-ball" offer to test the water or create room to negotiate. Don't ignore such offers and again, don't take offense. This establishes room to negotiate and meet at a price point that is beneficial to both parties.

3. Do respond quickly to offers
Respond to offers quickly, whether you are accepting it, countering or even declining. Don't wait until the deadline. Prospective buyers are eager to find their next home, just as you were when you bought the house. For a buyer, it can be frustrating to wait on a response. Common courtesy says to respond as quickly as you are able to.

4. Don't tag along during the home inspection
As tempting as it is to be present during a home inspection, it is not a good idea. First, you may become defensive, when items that need to be fixed are brought up. Also, having the home owner around, puts the inspector and home buyer (if present) on edge. Again common courtesy is to respect their privacy and let them look around on their own.

5. Do agree to reasonable requests for repairs
More than likely, after the inspection is complete, repairs will be needed. The buyer can also request the repairs as a reduction in the selling price. It is not in your best interest as the seller to decline these repairs, unless you listed the home "as is" or priced it below market value in anticipation of repair that are needed. Once an issue is revealed by the inspection, you can't just ignore it. Don't let a few repairs cost you the sale. Be up front and makes the needed repairs or appropriate concessions.
