Elections
As most of you know, serving on the Board of Managers for the Lanai is action packed and exciting, and one of the few volunteer jobs you can find where you get yelled at and criticized while being a volunteer. We are lucky this year to have our current members willing to do another three-year term: Mackenzie, Lenny, and Katie. They will all be on the ballot in July for the three available slots this year. If you think you'd like to run against them for a seat on the board, please submit to Centennial Property Services HOA@centps.com a one-page summary of why you'd like to be on the board and include any qualifications you'd bring to the position. Please make sure your request for candidacy email is received no later than June 20th.

Rooftop Super-Fun Group
Bob Collishaw is heading up the Rooftop Improvement group and is looking for residents to join him in setting it in motion. Responsibilities will include weekly meetings (at first) and spending some time doing research and contacting contractors for bids and design help. We‘ll also be brainstorming, fundraising, and communicating with other residents to make the rooftop a great place for all residents.  Contact Bob at bobcollishaw@gmail.com, text to 303-946-4884, or leave a message under his door at #810

Green Thumb Volunteers
Thank you to everyone volunteering this summer to help with plant watering and keeping the Lanai looking vegetative. The team could still use a couple of relief workers, so if you are willing to be a substitute, contact Kate at kslandis@msn.com

Front Office Security
Please do your best to stay out of Amber's office unless she asks you to come into the room. We are working to implement some additional security features and we're also hoping to maximize her work time. Thanks.

A/C and Heat
Yup, Colorado weather is making us too hot and too cold all at the same time. The heater is off for the summer. The chiller is being fired up this week. By now you should have already checked to make sure your thermostat has a hot/cool switch on it. If it doesn't, you should email Lenny lclandis@msn.com right away to make sure your thermostat can accommodate the cooling of your unit this summer. If you need a space heater for the next day or two, check with Amber.

Baking Soda and Vinegar
Here's how to save money on your plumbing bills. On a monthly (or so) basis, you should be putting some vinegar (the cheap stuff) down your drains. If you add baking soda first, it will do a better job, but beware you'll get a volcano in your drain just like a elementary school science project. By doing regular maintenance on your drains, you can reduce the likelihood you'll need to call a plumber to snake your drains. Also, make sure you don't put any solids or grease down your kitchen sink and make sure you have a hair trap on your shower drain.

Deeds
We've noticed a few real estate transactions with a parking space as part of the deed. This is a mistake on your title and you should call the title company to fix it. The Association controls all parking spaces on the property. They are common elements. If your real estate agent included a parking space as a part of your deed, then it is wrong and could affect you when you are ready to sell.

Fobs
By now you should have checked with Amber the fobs in your possession match those on her computer. If you have not checked, please do it this week or next as we will be looking at decommissioning dead fobs.

Junk (er, Precious Items) Sale
We're working with the Lido to find a good weekend to have a yard sale. No specifics yet, but it'll probably happen in July. You might want to round up your items you'd like to move along to the next collector.

Pool Opening
We're working on opening the pool now. We're using the same guy who took care of us last year. It might snow tomorrow night (sheesk), but you should be getting your Speedo ironed and ready.

Bicycle Area
Over the next couple of months, we'll be converting the old workshop in the garage into a bicycle area. We have a lot of junk to clear out of there first, and we'll be creating specific rules to make sure the bikes in there are in use. I'll keep you posted with our progress.

Loading Zone
We have changed a parking space and now we have a very-short-term loading zone next to the trashcans in the garage. If you need to unload, you can slide in next to the dumpsters, do your thang, and then move your car to the correct place. Don't use the space for more than 15 minutes. The old loading zone space will be eliminated. Also note, the "vendor" space behind the building will also be eliminated.

Push Carts Moved
Please park the grocery carts next to the dumpsters from now on so we don't interfere with the fire alarm panels.

Construction Always Needs Approval
A gentle reminder all construction in the building needs to be approved by the board. If you are doing anything other than painting your interior walls yourself, you should fill out a construction approval form. It's in the Owners Manual in Appendix E.

Moving In or Moving Out
The board has approved a $500 fine if you move in or move out without notifying the Office Manager. Landlords, if your tenant decides to sneak out in the middle of the night, you are required to call the front office right away.

Cars, Trucks and Motorcycles Only
We no longer allow any type of trailer to be parked on the property. If you have a trailer, you'll need to move it elsewhere.

In Other Parking News
Amber has new BLUE parking permits you must display on your dashboard if you have a guest using the guest parking spaces. If you still have your yellow passes, you can take those down and have Amber include those on her new master list ... or you can ask her for one of the new blue ones. Please don't allow anyone ... including you, your boyfriend, or your girlfriend ... to use the guest parking. We have tightened up the rules to allow only three days per month without specific approval from the Office Manager. Anyone sleeping here on a regular basis cannot use the guest parking.

From the Board Meeting:
  1. It's always a great idea to read the board meeting minutes each month if you can't attend the meeting.
  2. We are under the rental cap, so check with Amber if you are on the wait list to rent your unit.
  3. Please be mindful about parking your car inside the lines.
  4. Please train your dog to use the grass area, not on the walks, posts, and garden plants. It would be nice if the front entry smelled like Colorado, and not your dog's pee.
  5. The pop machine repair guy is heading our way. Let Amber know if you'd like to see something different in the pop machine to drink.
