It is a five-year-high, and we are now traditionally near the end of the usual prime homebuying season. It is interesting that the low mortgage rates have not fueled sales; this all translates to a longer time on the market before a property actually goes into escrow. Home sales have slowed as the Buyers continue to wait on the sidelines. We have 18% more inventory units in Orange County this month with escrows down 2% and the average time on market is 89 days versus 73 a year ago.

For the luxury market in Orange County, homes listed over $1.25 million, they make up about a third of the housing stock, yet only 14% of demand. This means expected time for the high-end luxury properties to get into escrow is an average range of 113 days up to 427 days at the highest end of the spectrum. So, it is all about the following...

Pricing properties correctly:
  • Acknowledge that the high gains of years of appreciation have stalled a bit.
  • If you are anxious to sell, redirect with patience or drop the sales price.
  • Buyers want turnkey homes and are shying away from major remodels.
  • Work with a professional REALTOR® who keeps your property visible in the market place and is relentless in staying on top of comparative properties and sales.

If you are considering purchasing, now is a great time; we currently have low interest rates and high inventory, which allows for more choices and loan programs that are creative and affordable at all levels. What can we expect moving forward? A balanced market and a time when both the Sellers and the Buyers are on equal footing.
