Summer has flown by, September days are almost here!

I can't believe I am wishing you a Happy Labour Day Weekend already. Where did summer go? I think summers fly by faster every year. I truly hope you all enjoyed a wonderful summer with your loved ones and family. Let's hope for a beautiful September!

Real Estate sales activity in July across the Western Region of Southern Georgian Bay was very strong and sales increased over last year being up 6.4% with new listings being up 11.1% over 2018. Average sale prices across the region were up a significant 22.0% in July over last year and year to date the average sales price have climbed up 12.2%. Residential home sales in the entire Western Region, includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, the Municipality of Meaford, and Grey Highlands.

Collingwood Average Sales Activity was up 16.1% year over year and the year to date activity was up 22.3%. The Average Sale Prices for July was up 35.2% over 2018, with year to date prices up 13.7%. New listings in Collingwood for June remained the same as in 2018.
The Town of Blue Mountains Average Sales Activity in July really picked up! They were up 45.5% year over year and up 5.9% year to date. The Average Sale Prices were up last month by 5.9% year over year with year to date up by 9.2%. New listings in Blue Mountain were also much higher this past month, up by 59.4% over 2018. I believe this is due to a lot of the new Developer inventory that is now built and has entered the resale market.
Meaford Sales Activity for July was up by a huge 141.7% over July 2018, with 29 sales reported in July. However, year to date was actually still down by 2.6%. The average sales prices last month continued to increase in Meaford with a 12.7% increase for July, for year over year, and a 16.6% increase year to date. New listings were also up by 18.2% this July over 2018. The increased supply likely contributed to the increase in sales!
Waterfront continued to be in huge demand throughout the region last month and values continued to increase. The most notable sale was a new build on Lake Drive in The Blue Mountains which sold for a record price of $7,000,000! The limited waterfront supply keeps the values increasing for waterfront properties across the region.
