Market Update 


If you think things are slowing down, we may just be getting heated up! The last month we have seen an increase in inventory, with demand from buyers who continue to explore our area.

The Realtors® Association of Grey Bruce Owen Sound saw home sales at 2% above the five-year average for our area, and 2.3% above the ten-year average, albeit down 25.5% from April of 2021 (which was a very hectic and above-average year).

With continued low inventory, the average sale prices continued to edge higher in April. The overall MLS® HPI composite benchmark price* was $619,800 in April 2022, despite a decrease of 13% in home sales compared to the same time last year.  The benchmark sale price for single-family homes across our region rose to $623,500. 

The number of new listings hitting the market in April  2022 saw a decrease from April 2021, of 4.3%. At the end of April, the number of active residential listings numbered 461 units (across Grey Bruce). The number of active listings is 28.7% lower than the five-year average, and the months of inventory** slightly edged higher to 1.6 by the end of April 2022. This means that we are still in a Seller's market.

So far, May has seen great new listings hitting the market, and we are happy to keep you updated as the Spring/Summer season begins to kick off in full gear!
