Seeding Report May 10-May 16
 
It has been an extremely unusual start to seeding in Saskatchewan this year. Seeding is only 33% complete compared to the average of 53%  which puts things well behind normal, on a provincial scale.  In general terms, the West side of the province is dry and doing very well with seeding but most areas in the West need more rain. Meanwhile, much of the East side of the province has not even started yet as it is too wet to seed, putting them quite behind. As I write this there is rain and snow coming down in much of the province.

Market Report
 
There are 203 active farm listings for sale in Saskatchewan today. This is well below the average of approximately 500 listings. Buyers are lined up for farmland and there are very little options of land to choose from.
 
This is definitely one of the best times to sell that we have ever seen: When grain prices go down this will put negative pressure on farmland values. When interest rates go up this will put negative pressure on farmland value. When the number of farmland listings goes up this will put negative pressure on farmland values. If you are thinking of selling we would love to tell you how you can capitilize on this amazing opportunity!
 
The weather will ultimately decide how profitable farming is in Saskatchewan this year. In areas that get a crop, I predict farmland values to continue rising. In areas with a poor crop values will likely be a little less bullish, especially in areas where they may not have had a great crop in the past few years. (South West and parts of West central).
 
Ranch land sales have been very slow the past 2 years. We have seen a strong change in this over the past few months. We have conditionally sold 2 larger ranches and have shown another one all in the past week. We have seen multiple offers and backup offers coming on ranch land. This market seems to be getting back on its feet and hopefully profitability will continue to trend up.
