Emails needed for City Council Public Hearing | Bill 22-0424

Deadline Monday | June 6 | 3 p.m.
City Council will hold a public hearing on Monday, 6/6/2022 for 22-0424, a bill to implement the recommendations of the Expanding Housing Affordability project in the Denver Zoning Code.

Why does it matter?
This zoning code change will supersede the completed and in-process Area Plans. Years of community input and careful, thoughtful planning to preserve the character of Denver's diverse neighborhoods will be ignored!

This last-minute change is a direct violation of Blueprint Denver's goal that the
future of Denver be an inclusive process with community input.

Vehicles will always be needed, even as we decrease our usage of them.

What does it say?
An amendment by CW Sandoval and Kniech eliminates parking requirements for new development, adding existing or future mid/high capacity transit corridors and including a 1/4 radius, if affordability thresholds are exceeded.

Previously, the parking exemption was only available near rail transit corridors.

Mid/high capacity corridors = any street with *existing or future* 15-minute bus service, bus rapid transit, and/or City investment in infrastructure

1/4 mile = approx 2-3 city blocks


What does it do?
The effect of the zoning code change will be new-development vehicle parking in nearby neighborhoods -- not contained within the new development itself.

This change will negatively affect neighborhood residents and development-vehicle owners alike: where is the safety and stability for both?


What streets/areas will be affected?
All of Denver will be affected, according to CW Sandoval. Examples of streets: Sheridan, Federal, Broadway, University, Colorado Blvd., Monaco, Chambers, Peoria, Hampden, Yale, Evans, 6th Ave, Colfax, 32nd Ave, MLK Blvd., Bruce Randolph Blvd., 44th Ave, 47th Ave, 56th Ave, Albrook Ave, etc.

I oppose Bill 22-0424 due to the amendment which removes parking requirements along medium/high transit corridors when developers exceed affordability thresholds.

I urge you to consider
  • The thousands of Denverites who invested untold hours into their Area Plans. The amendment supersedes the completed and in-process Area Plans.
  • The amendment is in direct conflict with Blueprint Denver and the Affordable Housing Committee's goals of inclusive community input.
  • Blueprint Denver says "one size does not fit all" but this amendment does exactly that.
  • The amendment will negatively affect neighborhood residents and new-development vehicle owners alike: where is the safety and stability for both?
Please remember the thousands of Denverites who invested or are investing in their neighborhood Area Plans and trusted that process! Vote NO on 22-0424.
