Distressed Property of the Week

The vendor is now accepting offers from $359,950 on this 2-bedroom apartment located in Fairfield. This has been reduced from $374,950.00 when it was originally advertised in May 2022. The vendor is hoping the reduced price will attract either an owner-occupier or landlord for a quick sale. The apartment currently has a tenant in place on a lease for 6 months.

According to Sam Kourouche from Professionals Real Estate - Fairfield; the apartment is located next to cafe's, public transport and the school and leisure centre. The second floor unit comprises of two bedrooms, one bathroom and features two balconies.

Now, let’s look at the numbers to gauge the property's financial appeal. Over the last 12 months, the vacancy rate for postcode 2165 has decreased to 1.4% in June 2022 from 3% in June 2021. Asking sales prices for units have decreased 9.9% over the last 12 months to 28 June 2022. The gross rental yield on units currently sits at 4.7%.

Mansion at Walt Disney World Resort, Complete with a Millennium Falcon-Themed Home Theater, Asks US$15 Million

An Orlando, Florida Disney-themed estate has been listed for sale for US$15 million. The 0.75-acre estate is "located in the guard-gated community of Golden Oak at Walt Disney World Resort, just five minutes from the front gate of the Magic Kingdom." 

The owners purchased the estate in 2013 for US$952,60 and according to listing agent Chris Christensen of Premier Sotheby’s International Realty’s Southwest Orlando office there is only one neighbour, so the estate "offers a lot of privacy".

The 11,000 square foot Mediterranean style residence was built in 2019 and features Disney themed stained glass windows at the entry. The inside of the property boasts a Millennium Falcon-themed home theatre and according to Christensen "a marble fireplace that’s hand carved to replicate the one in the rental apartment above the theme park’s iconic Cinderella castle."

According to the listing the property consists of seven bedrooms, 10 bathrooms, game room and a dining room with separate indoor/outdoor sections. The grounds feature a detached guest house as well as "a swimming pool with a hot tub, a waterfall and a waterslide, a covered courtyard, a summer kitchen and a gazebo overlooking the pond at the back of the property."
