Very excited to learn how Evelyn and Jesse Ramirez took their passion for real estate and created ERJ Developments, a business that specializes in renovations, acquisitions, and new development.
After graduating from UTSA with an emphasis in real estate finance and development, Evelyn set her sights on her real estate roots. Alongside her husband, their primary focus is ground up new construction as well as re-developing land to build multiple. 
Being local to San Antonio, Jesse Ramirez brings over 10 years of real estate experience. He's eager to help clients grow their real estate business and support their vision to accomplish success. With great lending products available, the sky is the limit.

What inspired you to become interested in real estate investing?


I have always been intrigued with Real Estate.  More so when i married my husband (Richard Pozos) in 2010.

Tell us about one of your favorite real estate transaction.

In 2003, I purchased a 1/2 acre on River Road in Canyon Lake for $10,000.  I put a $20,000 mobile home on it.  I added a septic tank for another $10,000.  Luckily, it already had water and electricity.  So, I was in it for about $40,000.  We enjoyed it for a few years and turned around and sold it in 2006 for $135,000.  I wish I would have held on to it!  This was before I married Rick, he would have made me keep it! 

Do you have any real estate mantras, rules, or words of wisdom you try to follow in your investing?

Always be honest, DO NOT take advantage of anyone's situation.  Be empathic and listen to them.  Always, Always try to help!

I have attended Almost Friends meetup, Brew and of course Real Estate Group of San Antonio  (REGSA) meet ups. Would like to attend more meetups soon.

 

What do you like to do during your "off" time?

I like to decorate people's homes.  Usually, it is my friend's homes and it's always for free, but i really think i missed my calling, in addition to real estate investing, i should have pursued Interior decorating.  I also LOVE crafts.  I make Tshirts, mugs, tumblers with your business logo. 

What else would you like your fellow meetup members to know about you?

I graduated from UTSA in 1988 with a finance degree.  GO ROADRUNNERS!  I have always been around Real Estate, As a matter a fact, my first job at 19 years old, was at Alamo Title Company on the Southside of town.   I would help with the closings of all the Spanish speaking customers.  I quit to go to school.  I also worked for a development company for 10 years that has since closed named Trammell Crow Company.  I was their Construction Administrator.  We built the Alamo Quarry Market, Arbor Park Shopping Center and several others.  I was in charge of all the Tenant finish outs and Tenant Allowances.  Just recently I closed by business of 18 years and leased out my building to focus 100% on Real Estate alongside my husband.

Books Recently Read
Never Split The Difference by Chris Voss with Tahl Raz.  I read this years ago and immediately added it to my "top ten" book list! This month I decided to listen to the audio book in preparation for our tax appraisal protest meetings :). This is definitely a book you can re-read/re-listen and continue to learn from. Bonus tip, the 'negotiation' techniques have broad applications and can be applied to networking, parenting, and marriage (don't tell my family!).  5 out of 5 cheers! 
Creating Magic by Lee Cockerell. I found this to be a fun read on leadership best practices and enjoyed the real world examples Cockerell shared from his years at Marriot and Disney. While told from the perspective of running billion dollar businesses, the book is easy to digest and contains practical leadership advice that can be applied at almost any level. 4 out of 5 cheers!

The BREW meetup is a casual no-pitch group with the purpose of learning and networking with other local investors. We talk about all types of real estate investing as well as pursuing financial independence. Our typical meetup format is networking, listening & learning from a speaker, and ending with a related book raffle!
