The 2022 harvest has finally begun in Saskatchewan! Things are slowly beginning in West Central areas but more will follow in the days and weeks to come. We will be sure to keep you posted as new reports come out.

Interest Rates
 
Many people have been asking me if I am seeing farm land values being effected by interest rates. The short answer is “not yet”. Many people are still working with old rates that they had locked in and that will continue with some buyers over the next few months. Most analysts are predicting further rises in interest rates but only time will tell.
 
Although rising interest rates always put pressure on farm land values I feel the bigger factor will be the profitability of the farms. In areas where crops are good, I do not expect the higher interest rates to effect the market much in the near future. In areas where crops are not good the pressure of the interest rates will undoubtedly show up sooner.
 
Commodity Prices
 
Grain prices are still very strong compared to long-term values even though they have fallen substantially over the past couple of months. Historically grain prices do fall in the summer months so I would not rule out another rally upwards once we get into fall and winter. World stocks to use ratios (supply of grain on hand), the war in Ukraine, and other geopolitical factors will be the deciding factors for where grain prices settle out at this year.
 
Most farmers locked in some higher prices before this summer’s price drop so this is positive.
 
Farmland Market
 
It is still a strong Sellers’ market with very few farm listings being available in the province today. No one knows how long this market will hold but it is still an extremely good time to be selling farm land today. When good land comes on the market it sells very quickly and often at record-setting prices.
