We've gathered the latest real estate data & insights, DC neighborhood and community news. There's No Place Like Home <<First Name>>!

MARKET CHECK-IN

In June, the number of home sales dropped across the DC area (and across the country), with the largest area declines in the Northern Virginia suburbs. DC saw another median home price record high, posting $725,000 in June. These changes paralleled higher mortgage rates, and ultimately, a decline in mortgage applications.

So far in July, we have seen weekly adjustments to our hyper-local market here on Capitol Hill and surrounding neighborhoods. There has been a steady supply of inventory in recent weeks, and while some home buyers have dropped out of the market, others are negotiating for the best price on a home.

July 15th saw mortgage rates hit 5.5%, but as of July 28th, rates dropped to 5.3%. We expect mortgage rates to continue to fluctuate – if you are thinking about house hunting or need to buy, we recommend locking in a rate, or even considering an ARM and refinancing later when mortgage rates drop again.

In short – our listings are selling, some with slightly longer days on market than we are accustomed to on Capitol Hill, but still less than the Capitol Hill median of 27-29 days [see graphic below for Fee Simple homes. Curious about condos? Contact Anthony Horn!]. There is solid inventory on the Hill, and we are currently preparing new listings for the Fall market!

11TH STREET BRIDGE PROJECT TO START IN 2023 - PUBLIC ARTS COMPONENT ANNOUNCED 


"As the project nears final design and the construction process is set to begin, four new works of public art were commissioned by a team of local residents, landscape architects, and public art curators."

Four local artists out of 60 submissions were awarded grants to complete and integrate their designs. The team that selected the artworks included a local high school student, an 82-year-old nearby resident, OLIN, OMA, Forecast Public Art, and D.C.-based artist Irfana Jetha Noorani. AN UPDATE ON LOCAL CUISINE ON CAPITOL HILL!
 

HillRag recently reviewed some of the newer restaurants on The Hill, including La Casina Pinseria Romana by Eastern Market and the new Ledo Pizza on 8th Street SE. They also provided an updated review of not so new (15 years on the Hill!) San Phan Thai on Penn Ave SE near 7th Street.

NEAR NATIONALS PARK


New images are available for a massive mixed-use development just south of Nats Park, featuring 671 residential units, 40,000-49,000 square feet of retail, and a large waterfront park. 

"The centerpiece of the new plan will be a larger and more activated Diamond Teague Park along the river, which will host concerts, exercise classes and other free public events. The park will have a stage-like pavilion and an area with stone seating that provides direct access to the Anacostia Waterfront, termed the "Get Down".
