Welcome to September!
 
Just to let all of you know, this will be my last e-newsletter. I am retiring at the end of September 2022, moving onto the next chapter of my life. Dave and I will be spending winters in our Florida home and our summers will be spent travelling with family to unexplored territories. 

I would like to take this time (tears filling my eyes as I write this), to say how grateful I am to all of my clients, customers, friends and family for all your support over the years. It has been my absolute pleasure to serve all of your real estate needs and for this, I thank you for your trust in myself and Fleming Realty Inc. brokerage.


I have turned my book of business over to someone whom I trust to treat you in the same manner as I did. Let me introduce you to Laura Plant, (currently the newest member of Fleming Realty, for a short time), and the Broker of Record/Owner of Refined Realty Inc., brokerage.

I have known Laura for over 30 years, she was actually my babysitter of my son and since then, we were able to reconnect. I am very confident that Laura will handle any and all your real estate needs to the standards you have become accustomed to. I urge you to reach out to her when the time comes for you to move forward in your next chapter as well.

Ontario Staycation Tax Credit

The temporary Ontario Staycation Tax Credit for 2022 aims to encourage Ontario families to explore the province, while helping the tourism and hospitality sectors recover from the financial impacts of the COVID‑19 pandemic.

Ontario residents can claim 20% of their eligible 2022 accommodation expenses, for example, for a stay at a hotel, cottage or campground, when filing their personal Income Tax and Benefit Return for 2022. You can claim eligible expenses of up to $1,000 as an individual or $2,000 if you have a spouse, common-law partner or eligible children, to get back up to $200 as an individual or $400 as a family...read more here

Government Announces Key Changes to REBBA (Real Estate & Business Broker Act)

EFFECTIVE APRIL, 1 2023

RECO (Real Estate Council of Ontario) is pleased to announce that the provincial government is making important changes to the law that governs real estate registrants in Ontario. The changes will strengthen consumer protection and raise consumer confidence in the real estate sector. 

Some of the key themes include: 

  • Renaming the current law (REBBA) to the Trust in Real Estate Services Act, 2002 (TRESA, 2002) 
  • Updating the code of ethics 
  • Providing greater clarity about consumers’ options 
  • Removing the barrier to open offers 
  • Introducing a mandatory consumer guide 
  • Expanding RECO’s disciplinary and investigation powers 
More information on the changes, which will take effect on April 1, 2023, will be shared once the Government announces key changes to REBBA effective next year.

Enjoying Apple Season!

INGREDIENTS

  • 1 package yellow cake mix (regular size)
  • 2 tablespoons butter
  • 4 medium tart apples, peeled and finely chopped (about 4 cups)
  • 3/4 cup packed brown sugar
  • 1 tablespoon cornstarch
  • 1 tablespoon water

For the Frosting:
  • 1 cup butter, softened
  • 3 cups confectioners' sugar
  • 2 tablespoons heavy whipping cream
  • 1 teaspoon vanilla extract
  • 1-1/2 teaspoons ground cinnamon
  • Thinly sliced apples, optional

INSTRUCTIONS 
  • Prepare and bake cake mix according to package directions for 24 cupcakes; cool completely.
  • In a large skillet, heat butter over medium heat. Add apples and brown sugar; cook and stir until apples are tender, 10-12 minutes.
  • In a small bowl, mix cornstarch and water until smooth; stir into pan. Bring to a boil; cook and stir until thickened, 1-2 minutes. Remove from heat; cool completely.
  • Using a paring knife, cut a 1-in.-wide cone-shaped piece from top of each cupcake; discard removed portion. Fill cavity with apple mixture.
  • In a large bowl, combine the 5 frosting ingredients; beat until smooth. Frost cupcakes.
  • If desired, top with apple slices to serve.
