As Back-to-School draws ever nearer we're participating in the Rose Haven Supplies Drive this month and are excited to share this with you as Rose Haven gathers school items for nearly 500 of our PDX youth in need of a little boost to start the year off right. There are a few easy (and contact-less) ways to donate including a clickable Amazon Wishlist (if you'd like to stay plopped on that Olympic couch.)
Josh delivers this month's real estate market recap and he's included a couple growing trends that may benefit buyers (finally!) The market has slowed a little after that gangbusters spring and we all suddenly have plenty of open calendar space to pencil you or your referrals in for any fall & winter house moves, no matter the size or price point.
In the meantime, all that Olympics watching has inspired us to hit the gym so we'll be ready to power our clients through the autumn market!

It's that time of year for the annual Back-to-School Drive by Rose Haven - A day shelter and community center serving women, children and gender non-conforming folks experiencing the trauma of abuse, loss of home and other disruptive life challenges.
Last school year, the state of Oregon reported that 21,080 students were experiencing homelessness. This is devastating and so we are putting the word out. We know that the pandemic has wreaked havoc on so many but if you by chance have the means to make a donation to support our PDX youth, it is so appreciated.
Supplies are being collected now through August 17th and can be shipped to or dropped off in person at

Buyers
We’re starting to see the market slightly trend in your favor. There has been a slow rise in inventory for new listings. It’s up to just under 1 month which is equivalent to 3000 new listings this month. Yes, that is still very low, but it’s a small win for you to have some success and gives you a few more options in the market!
With that said, don’t sleep on the search! As this spike continues, it could also mean that the great interest rates will go up. We're here to help you find your dream home and are so happy to see all of the success with our other clients in finding theirs.
Sellers
It’s still your show, but time is of the essence! A year from now you may still get a great price for your home, but inventory is rising, which makes the chance of getting a largely over asking offer even tougher. We are also seeing the average days on the market go up to 21 days and are getting fewer offers before the deadline. These trends are telling us that now is the time to sell!
