It's been over a year and a half after the pandemic first began and while the outlook for New York City looked bleak for quite some time, the market recovered just as quickly as it nose-dived. We are the greatest city in the world after all! If this isn't a testament to the desirability and resilience of our great island then I'm not sure what is. 

As the world continues to recover, our amazing team continues to succeed. Thanks to our passion, commitment, and always amazing clients, we were the top sales team in the Corcoran Chelsea office for June! We've also surpassed $100 million in sales and in-contract listings during the first half of the year. The Saez/Fromm Team is extremely proud and humbled. With more people returning to the workforce this fall, real estate shows no signs of slowing down. This is a moment in time where a lot of the sales activity is upgrading and new development is being replenished. Inventory will stay relatively high for the next few years and there will be a flattening of pricing in the next few quarters. As said by Michael Sorrentino, Corcoran's Regional Senior VP, "welcome to the equilibrium market where inventory is keeping up with buyer demand."

The city is truly vibrant and alive. I'm incredibly excited for the Cipriani family to put their stamp on New York City architecture and heritage with their newest venture, Casa Cipriani. I was fortunate enough to have the opportunity to tour NYC's newest member's club and was truly blown away. While on the topic of food and hospitality, Eleven Madison Park has announced they they have moved to an entirely vegan menu to focus on the unsustainability of our current food system. One of  the most meaningful events in the Hamptons was celebrating my dear friend and wellness guru, Tracy Anderson, at the beautiful Si Si Restaurant. And to round out the month of July, the 2020 Tokyo Olympics are officially starting on July 23rd after being postponed last year. Being such worldly sports fans, we can't wait to watch with our friends and family.

Some interesting market stats to note:
  • We are on pace to surpass a record breaking 16,000 signed contracts this year
  • Inventory will stay relatively high for the next few years and price will flatten in the next few quarters
  • Manhattan is in a market of equilibrium where inventory is keeping up with demand
    • Buyers are still leveraging the market
  • Above $5M sales market in June was record breaking
  • Treat this like a normal market when bidding as pricing is where it should be
    • Negotiability is within 2-3% of the asking price
    • Above $5M, negotiability is slightly higher
