Distressed Property of the Week

The vendor is now accepting offers from $575,000 on this 2-bedroom apartment, located in Strathfield. The property last sold in January 2016 for $650,000 where the vendor is hoping the reduced price will attract either an owner-occupier or landlord for a quick sale. 

According to David Pisano from LJ Hooker Strathfield, this 2-bedroom apartment is located within a block of 12 apartments. The north facing unit comes complete with an undercover balcony and a shared rooftop, whilst allowing easy access to public transport, schools and parklands.

If you think it is a good deal, make sure you crunch the numbers first. In postcode 2135, the vacancy rate has decreased over the last 12 months to 4.6% in October 2021 from 6.3% in October 2020. Asking rents have fallen 0.1% over the last 12 months to 12 October 2021. The gross rental yield on 2-bedroom units currently sits at 3.7%.

Vacancy Rates Remain Steady in September

SQM Research today has revealed national residential property rental vacancy rates rose to just 1.7% over the month of September 2021. Vacancy rates remained largely steady over the month of September, albeit remaining in favour of landlords for most capital cities with the exception of Melbourne and inner Sydney.

The total number of vacancies Australia-wide now stands at 59,345 residential properties, up from 58,856 in August. Sydney and Brisbane’s vacancy rate rose to 2.7% and 1.4% in September from 2.6% and 1.3% in August. In Adelaide, Perth, Darwin, Canberra and Hobart the vacancy rate remained below 1.0%, while Melbourne’s rate remained constant yet elevated. Vacancy rates rose in the Sydney CBD and Melbourne CBD to 8.2% and 8.4%.

Rents
Over the month to 12 October 2021, national asking rents rose 0.6% for houses to $536 per week and units rose by 1.7% to $409 a week. Capital city rents rose by 0.2% for houses over the past 30 days and are up by 10.2% over the past 12 months. Rents for units rose by 0.2% over the past 30 days and up by just 2.9% for the past 12 months.

Louis Christopher, Managing Director of SQM Research said:
“Rental vacancy rates were little changed in September, and were generally favouring landlords except for the Sydney CBD and large parts of Melbourne. As NSW and Victoria come out of lockdown and back to some sense of normality we expect some movement in the rental market. CBD locations may well improve for property owners as overseas students return to our shores. However, regional vacancy rates may also rise as longer term city dwellers seek a return to a larger choice of amenities, family and friends.”

Justin Timberlake and Jessica Biel List Their Lavish L.A. Home for $35M

Justin Timberlake and Jessica Biel’s estate located just off Mulholland Drive has been put on the market for US$35 million. The estate was purchased back in 2002 by Timberlake for US8.3 million from Helen Hunt.

The 13,530-square-foot Spanish villa is situated at the end of a cul-de-sac and boasts nine bedrooms, including a guesthouse. Over the past decade, Timberlake and Biel have made extensive renovations to the property. The modern interior of the home “combines contemporary finishes with rustic elements.” The home includes a gourmet kitchen, a dressing room, four fireplaces, a theatre and a home gym.

The villa offers nearly complete privacy to the owners, due to the surrounding canyons. The estate provides additional security, thanks to the massive gates and guardhouse. The expansive estate “includes a meadow and farm-to-table vegetable gardens.” Other outdoor options include a tennis court, outdoor living room and a 85 foot long pool.
