What a month October was on the Bruce Peninsula! We had great weather, a sneak peek of winter, and a busy real estate market for our team. We saw 16 MLS ends (either a buy or sale) – meaning an additional 16 happy buyers or sellers!!
 
Across the Grey Bruce Owen Sound area, the month of October saw a moderate to normal sales activity. The number of homes sold in the area decreased from October 2020 however, still remains 6.2% above the 10-year average. 
 
The average price of homes sold increased from October 2020 by approximately 26%. The benchmark price for single-family homes increased to $527,800 in October 2021. 
 
While sales continued, the number of new listings was the lowest number added in the month of October in more than 15 years! New listings were 12.6% below the five-year average, and over 14% below the 10-year average for the month of October. 
 
The months of inventory is up slightly from October of 2020 (1.3) to 1.5 months in October 2021 – this is the number of months of inventory it would take to sell current inventories at the current rate of sales activity. 
 
While inventory remains low, demand continues in the area. This far, the month of November remains busy with potential buyers inquiring on homes, cottages, land and commercial opportunities.

Shorter days are here and winter is approaching (we already has a taste of it) now may be your last chance to make sure your yard is ready for the snow and colder temperatures. 

1) Clean up and cover (or put away) patio furniture

2) Clean out the gutters

3) Mow the lawn one last time

4) Tool Storage -
clean off any debris on your tools before you put them away for the winter. To prevent rust, rub with oily rag.

5) Drain your hose before you store it away for the winter and make sure the water supply is turned off.

6) Deadhead plants & trim branches.

7) Prepare for next spring -
make a list of things that need done in the spring ie: fix up the pathway, repair the back stairs etc.
