County & Municipal Long Range Transportation Plans:
County and Municipal long range transportation plans (LRTPs) are complex and confusing, but serve a couple of functions. First, a plan provides a conceptual record and notice of the vision for the regional transportation system, and second, a guide for the project prioritization and expenditures of local and federal funding. In this linked article, the Mayor Pro Tem of Dripping Springs Taline Manassian is quoted: “They are conceptual lines on a map. We have no intention of splitting anybody’s property, taking anybody’s property or making their property such that they can’t sell it. That’s not where we are heading with this map. What we are doing is paving the way for the development of roads in the future as properties turn over.” (See article - DS Transportation Master Plan gets green light)
But as landowners, we have concerns about how these plans impact a property, whether being held, sold or purchased. A fair questions is: “How does this plan impact a property and, if so, when?” The “if” and “when” are legitimate questions and there are no clear or easy answers. The LRTPs are not immediate acquisitions and may take years or even decades to finalize. The notice of a LRTP does provide the community and landowners the opportunity to provide input.
