December is known as the month for holidays, especially with Christmas, Hanukkah, and Kwanzaa all happening within a few weeks of each other. However, while our thoughts turn to holiday shopping, decorating, and baking, we may also find ourselves in a panic as we haven't entirely checked off everything from our annual "to do" list. Hence December is also National Procrastination Awareness Month. In real estate, we often hear homeowners state that they'll wait until spring to list their home when the market "heats up." But historically, sellers have been more successful selling their homes in the winter months.

So why is selling your home during the holidays a good business decision? There are a few reasons, but the top one is overall less competition. More homes are listed in the spring and summer, so potential buyers tend to be more critical of the properties' condition. But people house hunting during the holidays are more motivated by the lack of inventory and want to purchase sooner rather than later. The end of the year is also when employees are notified of job transfers or accept a new position with another company and need to move by the new year, which creates a very motivated buyer. Finally, there's the cozy "holiday spirit" effect. When your home, street, and city are decked with festive lights and decorations, it can create an emotional tie for buyers and make your property more desirable. Dearborn may be best known as the hometown of Henry Ford and Ford Motor Company, this 24.5 square mile city along the Rouge River is now home to approximately 100,000 residents of many different backgrounds, including the largest Muslim population in the United States per capita. Founded in 1786 and incorporated as a city in 1929, Dearborn, Michigan is the eighth largest city in the state, and the second largest city in Wayne County. It has been designated as a “Cool City” by the State of Michigan and named as a “Tree City USA” for 19 consecutive years. Residents of Dearborn enjoy living in this beautiful, historic community that is also a regional center for employment, healthcare services, higher education, shopping and transportation along with outstanding cultural, environmental and visitor attractions.

The population of Dearborn is approximately 109,976 and the homeownership rate is 60%. From October 2021 YTD, 995 (+4.5%) properties were sold, and the average sales price was $225,340 (+ 16.2%)
