Latest update on real estate market conditions in Southwest Florida

Merry Christmas and Happy Holidays!

Southwest Florida Property Owners Should Be Thankful For This Past Year

Although it may be a long time before we see values as high as we did in 2005-6, this year gave us hope that real estate values are coming back.  The inventory of available homes has fallen significantly, foreclosures and short sales are diminishing and buyers are back in full force.  Let's hope 2012 continues this positive trend.  Have a wonderful Christmas and a happy Holiday season!

The Statistics are in...

The average sales price in Cape Coral showed a slight reduction the past month, yet the median price increased.  Both sales and median prices for all of Lee County increased.  Active inventory is showing a slight increase, which typically happens during the holiday season.  The overall trend throughout the year has been positive.  There are still some foreclosures hitting the market at low prices which will keep these figures lower, yet those types of homes are decreasing.

Southwest Florida Fun Fact...
If you enjoy sunshine, this is the place for you.  Averaging 335 days of sunshine per year, Southwest Florida is a sunbathers' paradise.
