Dear Seacrest Beach Owners,

We hope everyone had a wonderful and joyous holiday season and as we are at the start of the new year, the Board of Directors wanted to send out a reminder of some of the new policies enacted this year.

2022 Owner Wristbands Available

Homeowners can call our Seacrest Beach Security/Guest Services team at (850) 830-1657 to request new owner wristbands be delivered. As has been the case in previous years, owners will be required to sign an affidavit certifying the wristbands will not be made available to vacation rental guests. Violations of this policy can result in the suspension of amenity priviledges.

Rental Registration Requirement

This year the Association is implementing a process that will require homeowners who make their property available on the short term vacation rental market to provide contact information for themselves as well as an individual who can be reached on a 7 x 24 x 365 basis so they can be notified in the event they need to be made aware of a situation at their property. If a concern arises at a given property, the property manager as well as the homeowner will be notified immediately.

The Board of Directors will be reviewing and finalizing the language for this new requirement during their meeting on the 21st of January. The registration process will need to be completed annually no later than the 1st of March.

Golf Cart/LSV Restrictions

Early last year, as part of the 2021 Membership Survey the Board asked members if they would like to limit the use of golf carts and low speed vehicles in the community to owners and staff members only. As the majority of homeowners were in favor of this policy, the Board of Directors amended the Design Code and Community Rules to include section 8.5.2 which states:

8.5.2 Golf carts, low-speed vehicles (LSVs), Mokes, all-terrain vehicles (ATVs), go-carts, motor scooters or similar motorized vehicles are prohibited within Seacrest Beach. Notwithstanding the foregoing prohibition, golf carts and LSVs may be operated within Seacrest Beach by: a) Owners and b) association staff, as necessary, in the performance of their duties and responsibilities. All persons operating motorized vehicles must have a valid driver’s license.

Local companies that rent golf carts and low speed vehicles to non-residents have been provided written notification that this policy has gone into effect.

Please be mindful that only homeowners with a valid driver’s license may operate golf carts in the community.

Registration Process

Homeowners who have a golf cart must contact Guest Services to register with the Homeowners’ Association. Upon registration, the homeowner will be issued a sticker which must be affixed to the driver’s side of the vehicle either on the windshield or front of the golf cart if there is no windshield.

Enforcement

Violations of this rule are governed by section “8.9 Homeowner Fines and Penalties”.

Homeowners with individuals residing in their property who are found to be in violation of this rule will be notified that they have twelve (12) hours for the golf cart/low speed vehicle to be removed from the property. If the golf cart/low speed vehicle is not removed within twelve hours, the homeowner will be assessed an initial $50 fine. Failure to have the golf cart removed after the initial fine will result in additional fines of $100 per day being assessed to the property owner until the golf cart is removed or the total amount of assessed fines equal $1,000.

If your home is available on the short term vacation rental market, please make sure your incoming guests are aware of this policy.

Repeated violations may result in the suspension of amenity access.
