Good Evening Solterra Resort!
We hope everyone had a great start to the New Year.  As noted in last week's email, we made a lot of progress in 2021, we are working on many projects for the new year.  Some are small, some are big, some boring and some fun.  Do you love Solterra Resort as much as I do?  Do you want to know how you can help?  It's easy, if you are walking the community and you see a piece of trash, pick it up.  If you see a lot of trash, contact me so I can get maintenance out to take care of it quickly.  This includes on your street.  Our maintenance person, Ray, is now full time and you will see him out and about in the community.  All of us do not want trash laying around the community.  If you have a large bulk item, call the clubhouse to schedule a pickup.  Please don't just sit out large items thinking that it is going to be picked up because it will not be picked up unless scheduled. If you see something that needs to be fixed around the community, let us know. 
Introducing
Solterra Resort now has a new Assistant Community Association Manager.  Jeanette Perez comes to us from a teaching background with over 18 years as a teacher for Orange County Public Schools.  Jeanette grew up in Florida and is currently an Orlando resident.  She is very excited to be part of our Solterra Family.  Please welcome Jeanette and come say hello if you are at the Amenity Center.

Please give your guests the current code for the month.  We have several guests every day coming to the amenity center without the correct code. While this is not a huge deal right now, in a few short weeks, it will be dozens of people without the code.  The codes are posted in advance on the www.SolterraHOA.com website under Documents and listed on the Events Calendar. Sign in is required.  Please do not screen shot the codes and send them to your guests.
 
January Town Hall
The monthly Town Hall Meetings will resume on January 26th at 3:00 PM EST.  If you have a question or want to address an issue, please send respond to this email.

January Board of Directors Meeting
Next Thursday, January 13, 2022, at 3:00 PM EST the Board of Director's will resume their monthly meetings for 2022. Each meeting occurs the second Thursday of the month.  The meetings will be held via Zoom Meetings to allow all  local, domestic and international homeowners to attend.

Mulch Installation
New Mulch is going down this week and next week.  I have already had questions about the mulch.  The new mulch is different from the current Pine Bark Mulch that is current in the community.  The cost of the pine bark mulch has risen to the point that it is not fiscally responsible to purchase for Solterra.  We are having premium black mulch laid in the front beds only, some homes may receive it down the sides of the home if visible from the street.  At this time, we will not be replacing the pine bark mulch along the sides and the rear of the homes.  I have had a few homeowners ask if they can install the premium black mulch themselves to have continuity in the mulch around their homes.  The answer to this is yes.  If  you want to add black premium mulch to your yard, that is fine.  No other color than black is allowed.  If you had mulch in your yard other than the pine bark mulch, you will have to replace your mulch yourself, again only pine bark or black premium mulch is allowed. Anything other than these two options must be submitted with an architectural review application.   

 
Daytona Bike Week
Bike week is quickly approaching and we want everyone to enjoy their stay at the resort.  Please advise your guests that there is a 25 mph speed limit inside the resort. Motorcycles must be parked in your driveway. Our documents state they must be parked inside an enclosed garage, but we will not be enforcing that rule for the week,  Those bikes that have very loud exhaust systems should be driven slowly through the community so as not to disturb other guests.   We will be having the sheriff patrol our streets that week to keep bikers from racing up and down the streets. 

Please also advise them that the county has a noise ordinance that is in effect 24 hours a day and after 10pm we have quiet hours at the resort which means even kids being loud in the pool is not acceptable if the neighboring guests can hear them inside the home. 
Kids at the Bus Stop
Please speak with your children about trespassing on other people's lawns and touching items in their yards.  We have had an incident where kids turned off the pool pump to a homeowner's pool.  Thankfully, the homeowner was home and saw on camera what they were doing.  This is not funny, a joke or simple prank, this could very easily result in hundreds of dollars in expenses if the homeowner was out of state or the country.  The homeowner is not pursuing any charges at this time, but should it happen again, they may consider charges against the offending children.  
Pet Leash Reminder
Below is a graphic for you to place in your guest books if you allow pets in your home. We have many guests that are letting their dogs out loose.  Loose animals are a liability.  Leash requirements and picking up after your pet are county ordinances and can result in a fine for the pet owner.
