Dear Bishops Gate Community - 


We look forward to seeing everyone Sunday. Here is the small but nice menu of food that will be there for grab and go. We will have appropriate seating for the meeting set up in advance.

Here is a reminder copy of the agenda with minutes of the 2021 AGM.

As of 01/17/2022 we have $0 of outstanding Accounts Receivable from 2021, so no report is attached or required. Great job to the community and to Melinda for tracking down overseas owners that have been away for extended periods of time.

Please see here the budget for 2022, which also includes the proposed $1,000 built-lot June special assessment to 'top-up' our reserves and is representative of built lots now contributing the full amount of the painting cost each year. All special assessments must be approved at an AGM annually, with this $1,000 being proposed each year painting is in effect (5 years on, 5 years off). This budget also includes estimated 2021 performance as we await final close-out of the books. As we reviewed in this document at the 2021 AGM, we anticipated ending 2021 with limited cash reserves due to the residual close-out of the waste water project. We trended close to this accuracy with $29,000 in the bank as of 12/31/2021 which is representative of the ~$10,000 in budget overages for the year.

Lastly, the median vegetation/trees/grass was discussed at the November Board meeting, with some summary thoughts following up from that meeting here for consideration.
