WINTER IS COLD BUT REAL ESTATE IS HOT!


January proved particularly lean in the inventory department, but that has picked up slightly in February as more homes hit the market. It's a GREAT time to sell; even with mortgage rates up to ~4%, buyers are motivated to make offers, creating a competitive (but not insurmountable!) buyer's market. Our Buyer Agents are actively winning homes for our clients, relying on their strong networks and negotiating skills to win over other offers.

Reflecting on the 2021 housing market, Capitol Hill was among the neighborhoods with the highest volume of homes selling at a premium; Kingman Park had more than 50% of homes sell for above asking price.

DC DEVELOPMENT UPDATE
 

1. Fannie Mae HQ Redevelopment, City Ridge DC
Plans for the Fannie Mae Campus site are more formalized and available to view at the City Ridge DC website. This 1.2M SF project will include four residences, DC's very first Wegmans, and in their words,

"Situated on bustling Wisconsin Avenue and featuring extensive green spaces, coworking opportunities, eclectic dining options, and curated entertainment and community programming."

2. McMillan Sand Filtration Site
Drawings and plans for two parcels at this controversial development site at North Capitol and Michigan Avenue have been submitted to HPRB (Historic Preservation Review Board). UrbanTurf provides a comprehensive look here.

DC'S AFRICAN AMERICAN HERITAGE TRAILS - CELEBRATE BLACK HISTORY MONTH ANYTIME!


This February we have seen some wonderful Black History Month celebrations and events, but here's one you can do any time of year.

Explore DC neighborhoods as you track down the more than 200 sites identified and documented by the African American Heritage Trail Advisory Committee. Cultural Tourism DC offers a booklet (available at Union Station or online) organized into 15 neighborhood walking tours, and covering 98 sites in more detail. For example, Northeast includes Capitol Hill, Brookland, Deanwood and Mayfair.

THE DISTRICTS BURIED STREAMS, &
A HEALTH OF THE RIVER UPDATE


1. The District's Buried Streams
At the confluence of the Potomac and Anacostia Rivers, the District was home to a network of streams and tributaries that were drained or relocated to build DC as we know it today. A recent CHRS project mapped these hidden waterways, and are proposing ways city planners can resurface some of them. 2. Health of the River Update
HillRag recently caught up with Tommy Wells, Director of DOEE and Board Chair of DC Water, to discuss the current health of the Anacostia River. For example, "a number of the fish species that spend their entire lives in the Anacostia are showing more improvement in numbers and overall health." The article also discusses what residents and home owners can do to contribute to its continued recovery.
