Bradley Garza, a new investor, will share lessons he learned from his first year of investing and how establishing important pillars became the foundation of his decision-making and growth. This will be an inspiring, insightful, and motivating story.

While Bradley would label himself a "Novice" investor (did I mention he is one of the most humble people I know?!), he has tried his hand at several real estate investing strategies including house hacking, flipping, single-family rental, and is currently working on a BRRRR to short-term rental!

What inspired you to become interested in real estate investing?


After discovering Dave Ramsey and following his plan to get out of debt, we were excited about what the next step would be to build our financial future with the goal of financial independence. We started researching, reading books, listening to podcasts, and spending time on BiggerPockets. 
 

Tell us about one of your favorite real estate transactions


We purchased a hair salon and seven-unit multi-family property with an adjoining vacant lot in southwest San Antonio with the intention of rehabbing the existing units and building sixteen to eighteen multi-family units on the vacant lot. The property was "rough" complete with junk cars in the yards, piles of trash (including mattress), and plywood kennels housing pit bulls. My two partners promised me that it could all be remedied and I trusted their intuition. Less than two years later, after being dissuaded by city officials from our expansion plans, but after doing a very nice rehab on the hair salon and existing multi-family units, we were able to sell the property and exceed our original return expectations. As a passive investor, we nearly doubled our investment in under two years.  
 

Do you have any real estate mantras, rules, or words of wisdom you try to follow in your investing?


Success leaves clues. There is always the opportunity to learn from others who have had success and find a way to apply those lessons.

Knowledge is power, but all the research in the world does you little good if you never take action.

What do you like to do during your "off" time?


Fishing, family travel, fishing, family skiing, fishing, real estate, fishing.

What else would you like your fellow meetup members to know about you?

I truly love sharing our experience of using real estate investing to create a path to financial independence and enjoy connecting with others that are interested in pursuing a similar journey. 

I'm always happy to share our experience investing passively in real estate across several asset classes (multi-family, storage, RV parks, etc) and ways you can use your IRA to invest in real estate.

Books I read in March
Thinking in Bets: Making Smarter Decisions When You Don't Have All the Facts by Annie Duke. Poker champion Annie Duke illuminates how innate decision bias, probability, luck, and risk all factor into our decision-making habits. Duke provides lots of real-life examples backed by reason and research.  Always a sucker for a behavioral insight book, I picked it up with the hope of discovering methods to analyze decisions with less emotion! I gained insight and a few tips and while the book is not a hands-down favorite, I'm glad I invested the time. 3.5 out of 5 Cheers!
 
From Strength to Strength: Finding Success, Happiness, and Deep Purpose in the Second Half of Life by Arthur Brooks. Todd & I both enjoyed this author's interview on the All The Hacks podcast. We downloaded this audiobook for our 13-hour drive to Colorado . . . but after the first ten minutes, decided the risk of falling asleep was too great and had to turn it off!!! I am sure there is great information in this audiobook and we will finish it, but it was a slow start. Rating & kinder review to come. stay tuned out of 5 Cheers!

The BREW meetup is a casual no-pitch group with the purpose of learning and networking with other local investors. We talk about all types of real estate investing as well as pursuing financial independence. Our typical meetup format is networking, listening & learning from a speaker, and ending with a related book raffle!
