Dear Clients, Friends, and Family,

I started my real estate career August 26, 2001, right before 9/11. The events that took place almost 20 years ago speaks volumes to how resilient and tough New York is as a community and force of nature. We must always remember. I have always believed in New York, through the uncertain downturns and the exciting upswings. We have lived through and experienced firsthand the uncertainty of various real estate cycles. At the end of the day, New York is not a city where you can live with fear in your heart. We need to stay connected. People build their dreams up in this city based on the relationships they create and the experiences they never thought they'd witness. It’s important to stay connected in every way we can.
New York is on sale.

I want everyone in my sphere to take advantage of the opportunities that exist today. We are experiencing a once-in-a-lifetime opportunity right now. You can become the investor you always wished to be. You have the opportunity to buy in iconic buildings in New York City at heavily discounted prices. This phase is temporary. After this temporary phase is over, the deals are over.
I am so excited for my buyers who got two excellent deals this past month. For the first deal, my wonderful buyers went in to contract on a 4-bed, 4.5-bath unit at the iconic new development 111 Murray with astounding deal results. 111 Murray #26West had Schedule A Pricing of $7,700,000 and my buyers negotiated even more off the last asking price of $6,350,000. This is a more than 17% off the original asking price, not to mention closing concessions including transfer taxes being paid by the building sponsor. Second, another group of excellent buyers went in to contract on the penthouse at 3 East 3rd Street, which is in the heart of the Bowery. With a discount of nearly 17% off the asking price--not included transfer taxes paid by the sponsor--we continue to take advantage of today's market climate.
When there is a window of opportunity, it doesn't usually stay for long. If you're going to sell low, you're going to buy for low-low. If you sell high, you're going to buy high.

What's your market trade?
