In February of 2020, Weston Consulting submitted landmark applications for Official Plan and Zoning By-law Amendments on behalf of Mizrahi Constantine (180 SAW) Inc., a division of Mizrahi Developments. The property, which is located in the City of Vaughan within the Yonge and Steeles Corridor Secondary Plan Area, is on the periphery of three different municipalities (Vaughan, Toronto and Markham) and forms a highly engaging policy context. A considerable number of development applications are currently underway, as the area is outlined for dynamic change and intensification.
The forthcoming Yonge Subway Station extension is located within 300m of the site. This will generate significant transit infrastructure and public realm improvements, inducing complementary transit-supportive development. The unique development proposal consists of six mixed-use residential buildings ranging from 16 to 45-storeys, contributing a range of new residential units, generous commercial and retail space and publicly accessible, private open spaces. The proposal demonstrates excellence in architectural design and will deliver positive contributions to the emerging character of the Secondary Plan Area [under review].
The team at Weston Consulting was led by Ryan Guetter, Senior Vice President. Weston Consulting worked with the proponent to coordinate the applications, and were instrumental in facilitating a presentation to the City of Vaughan’s Development Review Panel in May of 2020. Based on various studies conducted by the project team, the applications address a variety of development factors, including transportation, built form and site servicing. The team continues to work collaboratively with all stakeholders to support an iterative and collaborative design process, as the application process continues to advance.
