I think this year, we shouldn't stop celebrating after New Year's Eve. I'm making an executive decision to take advantage of every single observational date as we have 365 days ahead of us.

Through the years, I have been asked all sorts of questions about real estate. I've helped clients buy and sell, from first-time buyers to empty nesters. And I thought why not share these questions with you.
Let's talk Multiple Offers!
Question:
My husband and I found the perfect home. I’ve been told that multiple offers are being accepted at a specific time.
Are we able to see what others are offering before we make ours?
Answer:
I have been asked this more than a few times, When it is a seller’s market as it currently is, multiple (competing) offers seem to be the norm.
Sellers represented by real estate brokerages in Ontario accept offers on a certain date and at a certain time. Quite often an offer must be “registered” or submitted also at a certain time, as required in writing by the sellers. In Ontario, the registered Real Estate salesperson is not allowed to disclose any information about any competing offers, so you won’t know how much other buyers are offering, or any of the terms/conditions within them.
Information that is required by law to be disclosed to the buyer’s salesperson are the number of competing offers, whether or not the selling brokerage has submitted any offers. This includes anyone in the listing brokerage offices, not simply the listing realtor, and if so, has there been any commission reduction or incentives given? Even if a competing brokerage from another company reduces commission or gives incentives this must be disclosed, in order to allow all interested parties to be on a level playing field.
My suggestion is you should always be represented by a licensed real estate professional and be preapproved, if possible for your financing.

INGREDIENTS
- 2 tbsp. olive oil
- 2 cup carrots - julienned, (about 1 1/2 inches long)
- 1 cup celery - diced
- 3/4 cup onion - diced
- 8 cloves garlic - minced
- 10 cup low-sodium chicken broth - OR vegetable stock
- 1 tbsp. Herbs de Provence
- 1 1/2 tsp kosher sea salt
- 1/4 tsp ground black pepper
- 1/4 tsp paprika
- 1 sprig rosemary
- 2 tsp white vinegar - or red wine vinegar
- 1/2 cup yellow split peas
- 1/2 cup green split peas
- 1 cup green lentils
- 2 cup butternut squash - cubed
- 1 cup potatoes - cubed
- 1 cup celery root - cubed
- 1/4 cup olive oil
- 2 cup kale - chopped
- 1/4 cup fresh parsley - chopped
- 1/4 cup parmesan cheese - grated or shaved, optional
INSTRUCTIONS
In a large stock pot or Dutch-oven set over medium heat, add the olive oil. When the oil is hot, add the celery, onion and carrots, sauté until tender, about 3-4 minutes. Add the garlic and cook until fragrant, about 1 minute.
Pour in the chicken broth, turn heat to medium-high and bring to a boil. Add the herbs, salt, pepper, paprika, rosemary, vinegar, split peas, and lentils. Reduce heat and simmer uncovered for 30 minutes.
Add the butternut squash, potatoes and celery root, simmer for an additional 30 minutes or until the veggies and the peas/lentils are tender.
Place 4 cups of soup in a blender with 1/4 cup of olive oil. Pulse until smooth and creamy. Pour back into the pot and stir to combine. Add chopped kale, parsley and parmesan, simmer for an additional 5-8 minutes.
Remove from the heat and allow to rest for 5 minutes before serving.
Note - Cheese is totally optional but delicious!
