Market Update
 
Even though we are entering the commonly slower fall and winter real estate seasons, the Boise housing market is now and is expected to continue to be extremely fast paced.  Buying or selling in this market can sometimes feel like jumping into tumultuous waters, but I am here to help you navigate the process.  Though TripleCord usually writes its own "market update," we felt Cassie Zimmerman of Boise Regional REALTORS® gave an excellent summary of what's been happening this month.  So, I decided to share her article with you below.  I hope you find the information provided helpful.  And, please, if you are considering buying or selling, give me a call!  I'd love the opportunity to meet with you to share more about the current market, which is changing daily, as well as to help you decide whether now is a good time to jump in.
 
Ada County Home Sales Remain Strong Despite Low Supply

For years now, Boise Regional REALTORS® has reported on how the demand for homes has outpaced supply and the impact that has had on home prices. October 2020 was no exception as the median sales price for homes sold in Ada County was $406,684 in October, up 14.7% year-over-year, but down slightly from September 2020. This was based on 1,112 home sales, an increase of 11.9% compared to October 2019. But looking at the supply of homes for sale, according to data from the Intermountain MLS (IMLS), there were 443 of single-family homes available for purchase at the end of October, down 73.7% compared to the same month last year.

How Down Payment Assistance Opens the Door to Homeownership
by Keeping Current Matters
 
Many people are eager to buy a home right now while affordability continues to be a highlight of the current housing market. However, a recent survey by Sparks Research shows that 20% of first-time homebuyers cite a lack of financial education as a barrier to homeownership. This is definitely understandable. If you don’t feel comfortable with the financial process of buying a home, it’s hard to make a confident decision. In fact, four in five homebuyers say they need help to understand what they can even afford in the first place. This is why finding the right professionals to help you through the process is so important.
 
On top of that, the same survey reports over two-thirds of prospective homebuyers believe they’ll need assistance to save enough for a down payment. What they may not realize is that there are a lot of down payment assistance programs at the state and regional levels, and many of them have funds available for potential buyers. Down Payment Resources recently released its Q3 2020 Homeownership Program Index, which explains: “The number of total programs is 2,340, and over 81 percent (81.1%) of programs currently have funds available for eligible homebuyers.”

Just Keep Laughing
 
It has been a long season, hasn't it?!  We are all weary and ready to be on the other side of this pandemic.  Our family is trying our hardest to keep laughing in the midst of all that is going on around us.  We are trying so hard to keep a positive attitude when at times all we want to do is stomp our feet and scream.
