We survived Thanksgiving 2020, with all its adjustments and changes. How did you do? I know the day probably was very different from last year, but we have to tell ourselves it's only temporary. Next question is what Christmas, Hanukkah and the New Year will look like, but that's a topic for another week.
The market has visibly slowed down and this is clear from just the number of rows in my Movers & Shakers this week. Westport had fewer than 50 transactions, while Weston is in the 20s. Quite a change from the summer with several hundred each week. Well-priced properties are still moving quickly, it's just that there's not a lot of inventory on the market to be Moving or Shaking. As I write, there are only 150 homes for sale in Westport and 41 in Weston. So the slow down is not so much a comment on the activity of the buyers, but more about a lack of activity with the sellers. Takes two to tango, as they say!
I also wanted to highlight the Property Transfers link for you, as I always look forward to reading it on a Friday afternoon. I scan the buyers and sellers columns for familiar names, but also look for sales that didn't go through the MLS. This could be an intra-family sale or someone selling word-of-mouth. I noticed one right at the top of this week's edition for $5m and I was like, woah, how did I miss that one? But then I checked the address and saw it was the Westport Inn. I heard it had been sold, but now we all know for how much. I also like to check out the total volume and the contribution towards the town tax coffers ($96,129 this week).
