We're excited to share this month's community updates from Metro Places.

Metro Places will be hosting a Realtor® Appreciation Event at the Epperson Lagoon On Thursday, December 3^rd from 10am to 4pm. You are invited to join the top Realtors in Wesley Chapel as they learn about the unique Lagoon lifestyle at Epperson. If unable to attend, please drop off any collateral, displays or information that you would like displayed during the event to Vicki Perrington at the Lagoon front office prior to December 3^rd.

It’s not easy to demonstrate to prospects that ALL the elements for a great life exist in one place! We are excited to share a new customer-friendly Epperson Master Community Plan. In the link below you will find the entire Epperson community from north to south including all current builder model centers, trails, amenities, and future development. Wait! There’s more. We will provide an overview of the plan in our next builder meeting and will be updating for redistribution as future development details are confirmed.

Welcome Home Brochure

• This brochure prepares future homeowners with important information for move-in. All builder teams currently have access to the digital version of the updated Welcome Home Brochure. Printed versions of the Welcome Home brochure will be delivered this December to all model centers.

Community Brochure

• We are in the process of updating the master Community Brochure for Epperson. For the time being, a temporary version of this brochure can be distributed to all incoming prospects. Download the Community Brochure Here to share until updated printed pieces are available.

Lagoon Flyer

• We have created a Lagoon Flyer to reflect important resident information regarding fees, guest passes, Lagoon access and so much more. Download the Lagoon Flyer Here to share with future homebuyers. Printed versions are coming soon.

New resident park coming in 2021! Just north of Epperson Boulevard at Elam Road a new, outdoor resident area is planned. The park will be easily accessible through the community trail system and will include a 100’ x 100’ fitness field with a walking trail around the perimeter. This amenity is expected in late 2021 and also includes:

• Playground for the young families who need a virtual classroom break
• Picnic pavilion perfect for outdoor dining or taking a break in the shade
• Large and small dog park with agility course and water fountain for all the furry kids
• AND plenty of golf cart parking!

Earlier this month during our builder marketing meeting we discussed a temporary road closure on Elam Road and Epperson Blvd. This road closure began 11/25 in order to complete construction in the area. You can view the exact location of this closure on the Master Community Plan. Temporary signage has been installed to redirect prospects to model centers.

Residents have been very busy at the Lagoon these past few weeks! Neighbors decorated golf carts for a fun and socially distanced Trunk or Treat. An interactive nighttime bubble show lit up the night. And neighbors competed in a Bar Olympics event with cornhole, flip cup and more. We are also proud to announce that proceeds from the Casino Night will benefit the Wounded Warrior Project. Do guest passes roll-over into the next year if unused?

• Yes! Residents receive 25 annual guest passes which will roll-over into the next year if any are unused.

Can we rent areas of the Lagoon for private parties?

• There is an outdoor area at the Lagoon where residents can rent private space for fun and easy social distancing. Price point varies by season. If interested, residents should contact Vicki Perrington at the Lagoon at 813-449-3457 or Vicki@metrodg.com

Are there any fun seasonal events coming soon?

• Residents can celebrate the New Year at our New Year’s Eve Bash as well as our family friendly Noon Years Family Fun Event! Plus, there are many more seasonal events planned for the Lagoon. Learn more by clicking here. 

Are there new seasonal hours at the Lagoon?

• Yes, the new seasonal hours are 11am-5pm for the water specific areas and the bar will remain open later depending on Lagoon events held.
