There’s a silver lining...
2020 was not easy, and 2021 will certainly have its challenges. But there’s a silver lining for homeowners. The desire to own a home is greater than ever. It’s actually bananas!!! Outdoor entertaining spaces will be the most important factor in 2021. Home offices and a nice setup for school are rearranging the way people live.  U- Haul recently announced that North Vancouver was the second fastest growing jurisdiction in Canada in 2020 (if one-way trips by U-Hauls are any indication!). Interest rates are lower than ever, allowing buyers such flexibility - from getting in the market to upgrading their homes.  
 
Prices are up about 10 – 12% compared to a year ago. It is clearly the perfect storm for a seller to get top dollar for their home.
 
So I challenge you to name your price! If you are considering selling anytime between now and the next two years, we should be chatting!   With the lowest inventory we have ever seen, the supply and demand theory is crystal clear! You will be able to demand your price as the supply is low.

Home Inspections in a Multiple Bid Scenario
You've got options if you're trying to present the cleanest offer possible!  Here are services that some inspection companies can offer:

1. Verbal consultation during viewing
The home inspector joins the Realtor and client during the home viewing to provide a live verbal report. While you’re touring the property, the inspector conducts a condensed 45 to 60-minute non-invasive visual survey of the property’s major systems in a limited capacity.
  
2. Pre-offer property inspection
The inspector completes a full inspection pre-offer, which includes a digital report, warranty and lifetime appliance safety recall monitoring. Major systems are evaluated, including the interior, heating/cooling, electrical, plumbing, exterior and roofing. This comprehensive report becomes the property’s operations manual, which details deficiencies, safety concerns, system shut-off locations and maintenance suggestions.
 
3. Technical advice during viewing
Some inspectors and/or contractors will make themselves available to provide complimentary technical advice. 
 
Verbal and technical advice pre-inspection services can never replace the value of a full inspection, which not only provides buyers with a list of precautions, safety and maintenance issues, but also helps them understand the inner workings of the property. These advisory systems are, however, extremely helpful in elevated markets when it’s just not possible to have a full inspection completed pre-offer.

 

Time to Complete your Spec & Vacancy Tax Declaration

Residential property owners in communities where the speculation and vacancy tax (SVT) applies will soon receive their declaration package and can complete it online at: https://gov.bc.ca/spectax

All owners on the title, including spouses and relatives, must complete a declaration to claim an exemption or determine eligibility for a tax credit.

The deadline to complete a declaration is March 31. Owners not exempt must pay their assessed amount by July 2 or face a penalty.

On the North Shore, expect your package between February 2 & 5, 2021.
