In 2020, how many times did you hear or read the following: “The real estate market in Fairfield County is on fire.”

In a vacuum, this statement is true – the real estate market in Fairfield County experienced explosive growth in 2020. But let’s put some definitive context to this. Said another way, let’s examine the data.

In the high-end market (homes valued at $2 million and above), Westport and Fairfield experienced the following increases in homes sold, average list price and average closing price versus 2019 (reference chart below).
Here’s what the data tells us.

In 2020, for homes priced at $2mm+, the towns of Westport and Fairfield experienced a combined:

• +128 more homes sold versus 2019 
• +13.5% in average list price
• +16.6% in average closing price

Let this sink in for a minute. Because we are speaking about real growth numbers here.

What is remarkably clear, is that 2020 was the year of higher end properties in Westport and Fairfield.
