Well done everyone for getting through 2020, a difficult year for many of us and particularly our elderly friends and relatives who’ve had to spend much of this year in isolation. Its also been a very difficult year for many of our members who have lost work or been furloughed.
Our members have remained mostly Covid free but of course our community has been majorly affected which is very sad.
We still need to be patient and keep following the rules throughout Christmas and the following weeks.

The Tier 4 rules apply from Sunday 20 December. They mean:
- We should all stay at home
- You cannot meet people socially indoors, unless you live with them, or they are part of your existing support bubble
- Outdoors, you can only meet one person from another household
- Non-essential shops will be closed
- We should all work from home if we can
- You should not travel outside of London to visit family or friends
- All of these rules apply over Christmas, the previous Christmas bubble arrangements are no longer allowed

If you have a void in your houseshare we are advising that you do not move anyone in whilst tier 4 restrictions are in place although we hope you are conducting online interviews.
We are also not authorizing any non essential repairs

It's no surprise that we don't have any events to tell you about but our events committee have organized some online social events. Proposed New Optivo Management Agreement
Benn Woodward informs the MC on progression with Optivo
BW - I think its a shame there’s nothing in there about the co-ops and their history. I’ve asked Moti to include the same forward that we put in the Deed of Variation. I haven’t had a response yet.
- If Optivo want to terminate the agreement, they have to go through mediation or arbitration which they don’t under the existing, which is a major improvement.
- I think we’ve solved the possible VAT problems with the wording of the new agreement, which is a major success.
Fire Regulations - Three Boroughs will be deemed liable if we are proved to be negligent. Optivo will carry out the FRAs and tell us which works are needed. We will be responsible for carrying them out. We are responsible for the monthly fire safety checks e.g making sure communal hallways are free of obstructions.
The agreement is they will provide any necessary training (probably over Zoom) and our tenants can certify the checks.
Emergency Cover - The MA states we need to respond within six hours which is not possible at the moment. We may need to talk to other co-ops about a possible shared agreement. We also need to clarify our position with One Stop and whether the cover is only there during Lorraine’s absence.
My opinion is its as good as we’re likely to get as Optivo are undergoing internal auditing and are under pressure to bring all the co-op MAs up to date.

JRL - Would it be legal to move people into the two shared houses at the moment baring in mind the Covid restrictions?
CK - Surely this would be considered an essential move if the person is being made homeless?
BW- According to government guidelines its allowed.
JRL - We should ask the HAs for their policies to put the onus on them.
JW - I can add guidelines for tenants in the next newsletter
Proposal - We follow the HAs policy on new lets during the Covid period and if they have no policy, it should be up to the household as to whether they accept new tenants during tier three restrictions.
